The House and Accommodation

Main Entrance Hall: Double doors at the centre of the chateau on each side open into an entrance hallway running the full width of the chateau.

Blue Drawing Room: This is a great room with two sofas and armchairs. It still has its original wallpaper. On the south side of the house.

Music Room: A smaller sitting room with a grand piano on the south side of the house.

Dining Room: With seating for up to 16 people. This is a grand room with two windows facing South. There is easy access to the kitchen from this room.

TV Room: Much more of a snug room with a study alcove with a desk. There is a large flat screen TV, two sofas and two arm chairs. There is a printer.

Kitchen: There is a large family kitchen with twin sink and an additional sink. There is a toaster, kettle, Nespresso coffee machine, milk frother, soda stream and dishwasher. There is a fridge and an electric Falcon cooker.

In the “arrière cuisine” there is an additional oven, a fridge freezer and a microwave.

The kitchen is equipped with very good quantity of pots, pans, frying pans etc as well as all the crockery and cutlery necessary for the number the house accommodated and spare. This is an extremely well-equipped kitchen.

Bedrooms and bathrooms

Bedroom 1 – Chambre Monsieur – ensuite Double Bedroom 

Very large bedroom on the south side of the house. It has 2 poster double bed, closet and ensuite bathroom. The windows here look out onto the lawns at the front of the house.

The ensuite bathroom (Empire Bathroom) for this room is massive with a freestanding bath, double basin, walk in shower and WC. Hairdryer.

Bedroom 10 – Single Bedroom – Baldeauin

This bedroom has a single bed with overhead canopy. This would be ideal for a child, perhaps who’s parents are staying in the Chambre Monsieur. This bedroom would share the use of the bathroom of the Chambre Monsieur. It has its own access to the bathroom which has a freestanding bath, double basin, walk-in shower and WC.

 

Bedroom 2 – Chambre Madam – ensuite Double Bedroom

This is another very large room with a kingsize double bed and a dressing room. It has two windows looking south.

Bedroom 3 – Double bedroom with ensuite bathroom – Yellow Room

This bedroom is on the north side of the house, with a large double (superking) bed and ensuite bathroom.

Bedroom 4 – Double bedroom with ensuite bathroom – Green Room

This bedroom is on the north side of the house, with a large double bed and ensuite bathroom.

The ensuite bathroom has a bath inbuilt into an alcove, a basin and a WC. It also has a dressing room adjoining.

Bedroom 5 – Ground Floor – Double bed with ensuite Bathroom.

On the North side of the house, with a large double bed.

The ensuite bathroom has a walk-in shower, a basin, WC and a hairdryer.

Bedroom 6 – Small Double bedroom – Bedroom Marie

Small double bed with one window overlooking the North side of the house.

This bedroom shares the use of a bathroom with bedroom 7. The bathroom has a shower, WC and a basin

Bedroom 7 – Twin room – Children’s room

Two generously sized single beds built into alcoves with curtains.

This bedroom shares the use of a bathroom with bedroom 6. The bathroom has a shower, WC and a basin.

Bedroom 8 – Ground Floor – Double bed with it’s own bathroom

This is a double sleigh bed with a basin in the room. On the north side of the house.

It has it’s own bathroom next door which has a shower, a basin and a WC. It has a hairdryer.

Bedroom 9 – Single bed – Chambres des Armoirs 

This bedroom is accessed from the games room and has one single bed. This bed would be suitable for a child or small adult as it is quite short in length. This bedroom could use any bathroom but probably most likely to use the bathroom shared with bedroom 6 and 7.

Gardens, grounds and terraces

A pair of imposing stone pillars linked by a coat of arms in ironwork above two fine gates heralds the entrance to Chateau Picampeau off a quiet road in the small village of Castelnau-Picampeau

The entrance opens out into a formal front to the chateau dominated by a large circular lawn with a fine stone pot at its centre. There is ample parking here and to the side of the chateau. The gardens, grounds, meadow land and woodland extend to some 20 hectares around the chateau. There is an old stable block set well off to one side of the chateau and a family chapel and barn to the other side.

The southern side of the chateau faces out over the principal lawn area with views over the garden which blends on into grass meadow and woodland beyond. Steps descend from the entrance hallway running the full width of the chateau giving a view through both entrance doors right through the chateau.

A wide terrace runs the full length of the southern side of the chateau on a raised bank overlooking a croquet lawn and lined with a row of splendid large terracotta pots. There is a choice of tables and seating on the terrace and tables can be made up to suit the number of guests in the chateau.

There is a small breakfast terrace accessed from the kitchen on the north western corner of the chateau. Here there is a table and seating for 6 if required.

The southern garden is dominated by a wonderful large lawn measuring some 35x78m which is a marvellous area for children to play on and on which there is a croquet pitch for gentle competitive entertainment!

From the lawn mown pathways lead out through the meadows. The central pathway under the shade of an old Cedar of Lebanon. A wooden seat next to a pond gives wonderful views back to the Chateau.

There are walkways and paths on well identified tracks through the woodland which provide delightful digestif walks from the chateau.

A separate wooded area to one side of the meadow contains trackway with open glades for picnicking and close expeditions from the Chateau. It contains a number of natural wooden sculptures and is a wonderful area for children to explore. It has a stream running through it.

There is a water feature at the bottom of the meadow which parents should be aware of with young children.

Just to the East of the chateau is a large ornamental pond with a shaded seating area at one end under a Yew tree. Parents should be aware of this also.

There is a small family chapel in the grounds of the chateau. It is deconsecrated and not part of the letting but can be used for functions by arrangement.

Swimming Pool

A short walk from the Chateau (some 25m) to the south east hidden from view by a laurel hedge is a swimming pool area surrounded by its own lawn and meadow. The heated swimming pool measures 22m x 4 and is uniformly deep to 1.5m . There are built in steps into the corner of the shallow end. There is an electrically operated cover that should be put in place at night or when the pool is not in use.

There is a terracotta patio / terrace to one side of the pool and lawn to the other sides.  There is a large poolside loggia, a roman tilled roof providing amble shade from the sun under which are comfortable sofas and seating around two tables allowing an easy / relaxing station for parents to survey children swimming. Canvas blinds provide additional shading if required. There are a quantity of sunbeds for relaxing around the pool.

There is an outside pool shower and WC. There is a small pool house with a kitchenette with basic units (sink, fridge, plastic poolside crockery and a kettle).

The garden around the pool area runs out into a mown orchard area giving plenty of space for children to run around, let off steam and generally show off.

Location

The Chateau is set in the rolling hills that stretch from the department of the Gers to the foothills of the Pyrenees. The Chateau is surrounded on all sides by enchanting and varied countryside, dotted with historic villages, towns, churches and chateaux and dominated by the massive Pyrenees to the south.

Only 5 mins from a little village with a small supermarket, butcher, boulangerie, patisserie, petrol station, pizzeria and a restaurant.

The nearest market towns are Cazeres (Saturday market), Carbonne (Thursday) and Samatan (Monday)

Toulouse, with all it has to offer, is only 45mins away.

Le Fousseret

This is the closest little village to the chateau – only 5 mins away. It has an excellent small supermarket and very good butcher. The village also has a baker, patisserie, petrol station, pizzeria and a restaurant.

Cazeres

Cazeres is the nearest market town just over 15 minutes drive away which has a hypermarket and a further two large supermarkets as well as many other shops and a Saturday market where local farmers sell their produce.

Carbonne (Thursday market) and Samatan (excellent Monday market) are also within easy reach.

 

 

 

Toulouse

Approximately 45 minutes drive away. Toulouse is the fourth largest city in France. With its first class amenities, shops and restaurants it is only 45 minutes drive from the Chateau. The city boasts magnificent renaissance architecture and cultural attractions such as the opera house, three stunning cathedrals and many great museums and art galleries. A visit to the European Space Centre is ideal for children. Walks and boat journeys along the Garonne river are a popular activity. Bicycles can be rented almost anywhere in the city.

Biarritz / San Sebastián

2.5 hours away. The well-known coastal town with great surfing beaches, shops and restaurants.

Pyrenees / Spain

1 hour away. The Pyrenees and the many wonderful natural walks that are available on both the French and Spanish sides are nearby, and the Spanish ski resort of Baqueira is an hour and a quarter’s drive away just beyond which are some of the most breathtaking nature reserves in Europe. Andorra is two hours away.

Carcassonne

1.5 hours away. Carcassone has an enormous medieval chateau fortress and is a popular day trip.

1hr 30 mins away. Albi has an incredible cathedral Sainte-Cecile. It is believed to be one of the largest brick buildings in the world. It is listed as a UNESCO World Heritage Site.

Bordeaux

The famous vineyards of Bordeaux and the Mediterranean are around 2 hours drive away.

Mirepoix

1hr 30 mins. A medieval town and a small architectural gem. There is a big market on Monday mornings.

The holy city is 1hr30 away in the heart of the Pyrenees, a world-famous spiritual centre, known for its Holy water.

Pau

1hr40mins away. Pau was a birthplace of royalty, has fantastic museums and beautiful views to the Pyrenees.

Cathar Castles and Chateaux

Puillaurens, the castle in Foix. St Bertrand de Comminges, the smallest in Prance, with stunning fortified cathedral (40 mins). This world heritage site also hosts extensive roman ruins and is reputedly the resting place of Salome.

Eating Out and Restaurants

There are many excellent restaurants to choose from locally, and a list is available in the Château.

Walking and Cycling

The breathtaking countryside surrounding the chateau is ideal for walking and cycling. This is the training ground for the Tour de France.

Skiing

Winter skiing is possible within an hour’s drive from the chateau. A popular resort is Viella on the Spanish side of the border, 75 minutes drive away.

    Additional Information

    Arrival welcome and departure: Tenants will be met on arrival and shown how everything works, both inside and out.

    Wifi, Broadband and mobile signal: There is good mobile signal. There is wifi throughout the property.

    Hairdryers: There is a hairdryer in every bathroom.

    House Information Folder: The comprehensive House Information Folder contains details of recommended local shops, restaurants, markets, cultural, sporting and recreational activities plus many other suggestions on what to do and where to go in the vicinity. There are also staff on hand able to provide suggestions.

    Additional entertainment: There is table tennis. There are a selection of bikes at the chateau available for guests to use. There is a croquet set, a badminton set and a selection of English language books for the use and enjoyment of guests as well as some board games.  

    Music and TV: There is a TV in the TV room.

    Services included: 3 hours of cleaning a day and a caretaker on call 24hrs. Garden and swimming pool maintenance.

    Part Time cooking / Private Chef: The option exists to engage a cook or chef. Both are excellent. For this who may wish please enquire.

    Air conditioning and heating: It is an all year round house and there is central heating throughout. There is no air conditioning, but with proper use of the shutters the chateau will remain cool. Central heating will be charged out of season (January, February, March, April, May, October, November, December).

    Children: There are two cots and two high chairs.

    Children Safety: Please note there are several water features as part of the design of the garden. These will be shown to guests on arrival and include the swimming pool and two ponds.

    Car Parking: There is ample space for parking beside house.

    Pool Safety: Children must be supervised at all times. The swimming pool has an electrically operated pool cover.

    Terms and conditions and the booking process

    The Booking Process: A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 10 weeks prior to the commencement of the tenancy.

    Security Deposit: A Booking and Security Deposit will also be payable to Anglo French Properties Ltd on signing this Rental Agreement. This will secure the booking and will cover (a) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental and (b) any exceptional cleaning work which may be required at the end of the tenancy. It will be refunded (less any deductions as outlined above) within 4 weeks of the conclusion of the tenancy.

    Minimum stay: Unless otherwise agreed, all rentals will be for a minimum of one week and will begin and end on a Saturday.

    Arrival Time & Departure times: Tenants should arrive as soon as possible after 4pm on the commencement day. They will be welcomed on arrival, given a tour of the property and shown how everything works. Tenants should leave by 10 am on the agreed day of departure.

    Number of People: Unless otherwise agreed there should not be more than 18 people staying in the property at any one time. 

    Security: The owners’ insurance policy requires that all doors are locked, and that all windows are closed when tenants are away from the property.

    Energy costs are included: The energy costs are included in the rental price.

    Heating costs : The heating costs are included in the rental price from June to September, and will be charged as extra all other months if required. 

    Water costs are included.

    Linen and towels: Are provided free of charge and will be changed on a weekly basis. Pool towels are provided.

    Smoking: No smoking is allowed inside the property. Caution should be taken when smoking outside during the summer months.

    Internet access: Yes, included in the rental price. 

    Optional / additional services available: Any additional services, if available, (eg extra cleaning or cooking) will be agreed in advance at a pre-agreed rate per hour. These costs will be the sole responsibility of the tenant.
