The House and Accommodation

Dining / Living Room: On the west side of the house: a comfortable family room half of which is a dining room / sitting room with large square table seating 12. The other half of the room is a sitting room with a large right angle sofa, armchair and a coffee table in front of a fireplace. There is bench seating to each side of the fireplace and a flat screen TV on one wall.

There is a large dresser on one wall well stocked with books and windows to west and south. Sliding glass doors lead out into the garden on the west side.

Kitchen:  A generously sized family kitchen with a round table at its centre seating and glass sliding doors opening to the garden on the east side. There are units to three sides incorporating two dishwashers, a gas cooker with 5 rings and an oven. There is a large double fridge with deep freeze drawers and ice maker. There is a microwave, a Smeg and Nespresso capsule coffee making machine, toaster etc. This is a very well equipped kitchen given one of the owners is a chef. There is also a wood burning stove in the kitchen.

Main House – Bedrooms and Bathrooms

Bedroom 1: Downstairs double bedroom with ensuite bathroom

This bedroom has a king-size double bed with tv and plenty of storage.

Twin basin, WC and large walk-in shower.

Bedroom 2: Super-king double with ensuite bathroom

This is a super king double bedroom with its own ensuite bathroom. This bed can be split into two single beds if necessary. There are double doors that open onto balcony that overlooks the eastern part of the garden.

The ensuite has a walk-in shower, WC and a basin.

Bedroom 3: King-size double bedroom

There is a double bedroom with one window and plenty of storage. This bed can be split into two single beds if necessary.

This shares the use of one upstairs bathroom with bedroom 4. The bathroom has a walk in shower, a WC and a basin.

 

Bedroom 4: King-size double bedroom

This bedroom has a king-size double bed. It has its own balcony that looks out to the driveway of the house. This bedroom can be split into two single beds if necessary.

This bedroom shares the use of one upstairs bathroom with bedroom 3. The bathroom has a walk-in shower, a WC and a basin.

Bedroom 5: The Master Bedroom

The master bedroom has a super-king size bed. It has a large ensuite bathroom with a bath, walk in shower, basin and WC. This bed can be split into two single beds if necessary.

Joined to this bedroom is an office with desktop and printer. There are double doors that open onto a balcony overlooking the swimming pool on the west side.

The Annexe and Accommodation

Some 20 m from the house is the annexe.

There is an additional bedroom here with a double bed.

There is a reformer Pilates setup as well as a bench with weights.

There is a hammam and a sauna.

There is a massage table.

There is a WC, basin and walk in shower.

 

 

Garden, Grounds, Terraces and Eating Areas

On the Eastern side of the house, under the shade of a pergola are two round tables seating 7 each as well as a long rectangular dining table seating 8. There is an plancha. The Eastern garden has a delightful water feature, and is dotted with olive trees and fig trees. There is a jacuzzi.

Cuisine d’été / Outside kitchen: This is a professional kitchen, with everything a chef would need to cater for the group. There is an ice machine.

Garden on the western side: Doors from the dining / living room open onto a terraced area which contains a seating area with rattan furniture and separately a round table seating 8 as an alternative for dining al fresco. This area is bounded by a wrought iron fence which also serves to give security around the swimming pool.

On the furthest side of the pool is another garden area with lawn and flowering boarders giving a wonderful display of colour right through the summer.

There is a hammock and a boules court and further seating on the lawn area. In the south western corner of the garden is a wonderful games area with a table tennis table, swings, trampoline for children.

On one end of this area is a Swedish style timbered room containing an infrared sauna. In the same section of the garden is an excellent boules court with comfortable seats for spectating and a fig tree for ornament and fruit.

Swimming Pool

The swimming pool area is a large fully paved area with decking at one end and lined with a raised board and olive trees at the other. The pool measures: 5mx12m. It measures 1.4 the whole way across in depth. It is treated by chlorine. It is fully fenced and also has an electrically operated pool cover.

There is a small pool extension to the pool where people can sit in the water – semi submerged.

There is a large loggia giving shade to a set of 5 sun beds and there are 4 further sun beds on the paved surround to the pool.

There is another shaded loggia closer to the house with 7 further sun beds. An olive tree gives character and shade to this side of the pool area.

Avignon (2 hours/ 103 miles) – During May to September there is a direct train from London St Pancras to Avignon with a journey time of 6 hours. Please check the Eurostar website for the schedule. 

Things to see and do nearby

Cuers

This is the closest town for shopping, restaurants, post office, petrol station and pharmacy. There is a market here on a Friday but it is recommended to get there early as it can be difficult to park.

It is open every evening in July and August. This is a very special place to eat and the food is nothing short of fantastic.

Les Isles d'Or

The Golden Islands (Les îles d’Hyères, or, Les îles d’Or) are a must!  There are three Islands

Porquerolles,(the main one), Portcros and Levant.  Porquerolles is the best to visit and a boat can be taken from La Tour Fondue in Giens

L’Escale is a good restaurant near La Tour Fondue.

St Tropez & beaches

This well known destination is indeed glamourous. With a wide selection of restaurants and high quality shopping.

If you happen to be on holiday end of September or beginning of October we recommend going to see Les Voiles de St Tropez, when the harbour is filled with world class classic yachts and racing yachts of various sizes.

Bormes les Mimosas

This is a wonderful village perched on a hillside near le Lavandou.

Beaches

Pramousquier beach – a stunning beach and the owner’s favourite. There are some great restaurants here too.

A picnic on the beach in the evening is a great way of missing the traffic and spending a fun evening.  The plage de l’Almanarre beach on the Giens peninsula is a good one.  It is a good idea to drive along that road and stop occasionally to see which part you like best (each entrance has a number so you can remember it for the next time).

Bistreau Ryon Plage de St Clair, this is the location of the owner’s restaurant and the St Clair Beach is one of the most beautiful beaches in Provence.

A couple of the most beautiful beaches are private and you are charged a car park fee – L’Estagnol beach is particularly beautiful and there is a great fish restaurant there called Restaurant L’Estagnol: Route de Léoube, 83230 Bormes-les-Mimosas (Telephone:  04 94 64 71 11 – one of the owner’s favourite restaurants but you do need mosquito spray)

Collobrières

This is the capital of Chestnuts- There is a lovely river that runs along the bottom of the village where you can have a riverside coffee or bite to eat.

There is also the Chartreuse de la Verne in Collobrières, an old monastery open to the public. More information here.

Watersports

The Presqu’ile de Giens is wonderful and as it is a peninsula, if the east wind is blowing, one side of the beach is protected but not good in the Mistral and vice versa – so you always have a beach that is ok in the wind.  The left hand side of the beach is great for children as the water is shallow and the other side is where a lot of championships for  wind surfing and kite gliding are held – they hire windsurfs next to the Robinson restaurant (which is also very good).

Cavaliere beach: a great place for water sports (jet skis, water-skiing etc) and a good day out – there is a beach restaurant called les Sables d’Or which is next to a water sports centre. There is a yacht club next door where you can rent little boats.

Bastide des Sources is set amongst the vines of a prestigious Provence Rosé – Domaine de Rimauresq – which is a Cru Classé.

Additional Information

Arrival welcome and departure: Tenants will be met on arrival and will be shown how everything works, both inside and out.

Wifi and Broadband: There is broadband internet access throughout the house.

Housebook: There is a very helpful House Information Book with details of recommended local shops, restaurants, markets, cultural, sporting and recreational activities plus many other suggestions on what to do and where to go in the vicinity.

Optional / additional services available: Provided sufficient notice is given, a cook can be found. Her / his payment will be the tenants responsibility and can be ascertained in advance should tenants so wish.

Utilities: There is a washing machine and tumble dryer.

Air conditioning and heating: There is air conditioning throughout the house, in all the bedrooms and in the annexe. The house is also heated throughout.

Car Parking: There is parking for 5 cars. We do not recommend arriving in a sports car or anything with low slung undercarriage.

Children: There is a cot and a high chair. The swimming pool is fully fenced and has a solid electrically operated pool cover. There is a fun children’s play area next to the boules area.

Additional entertainment: Boules, ping pong bats and other games are provided as well as a selection of english and french language books.

Events: La Bastide des Sources is happy to welcome hen nights, special occasions, birthday’s, family gatherings for up to 30 guests. Guests must inform Anglo French Properties at the point of enquiring if this is something they would like.

Terms and Conditions

The Booking Process: A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 8 weeks prior to the commencement of the tenancy.

Security Deposit: A Security Deposit will also be payable to Anglo French Properties Ltd. This will cover (a) the cost of telephone calls made on the landline during the tenancy, (b) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental, and (c) any exceptional cleaning work which may be required at the end of the tenancy. It will be refunded (less any deductions as outlined above) within 4 weeks of the conclusion of the tenancy.

Minimum stay: All rentals will be for a minimum of one week and will begin and end on a Saturday in July and August. 3 night minimum stay and flexible arrival date all other months.

Arrival Time & Departure time: Tenants should arrive as soon as possible after 4pm on the commencement day. They will be welcomed on arrival, given a tour of the property and shown how everything works. Tenants should leave by 10am on the agreed day of departure (note however the cleaners will arrive from 9.30 on the day of departure).

Number of People: Unless otherwise agreed, there should not be more than 12 people staying in the property at any one time.

Security: The owners’ insurance policy requires that all doors are locked, and that all windows and shutters are closed when tenants are away from the property.

Energy costs are included: The energy costs are included in the rental price.

Heating costs are included: The heating costs are included in the rental price.

Linen and towels: Linen and towels, and the cleaning of the linen and towels are included in the rental price. These will be changed on a weekly basis.

Smoking: No smoking allowed inside the property. Caution should be taken when smoking outside during the summer months.

Internet access: yes, included in the rental price.

Optional / additional services available: any additional services, if available, (eg extra cleaning or cooking) will be agreed in advance at a pre-agreed rate per hour. These costs will be the sole responsibility of the tenant.
