A beautifully restored 13th century château set in 42 acres of private grounds in the heart of the historic Gascon region. Enjoying an outstanding setting, with panoramic views the chateau has been sympathetically restored to the highest standards. The result is a fantastic traditional family home offering living accommodation over two floors with 7 bedrooms and 6 bathrooms. The chateau is surrounded by perfectly designed terraces and relaxing areas. The wonderful gardens, grounds and views are a joy in themselves. The peace, tranquility and calm of its setting is enhanced by a wider rural landscape interspersed by historic villages and market towns. It does not have its own tennis court but there are courts two minutes away in the local village of Saint-Mezard.

The Chateau and Accommodation

The Chateau is elegant, friendly and welcoming aswell as a very easy and comfortable home.

Kitchen and Kitchen dining: A traditional Gascony kitchen with all modern conveniences. Huge fireplace, four oven Aga, four ring gas cooker, kitchen/breakfast table, two dishwashers and two fridge freezers. A beautifully fitted wine store/utility room leads to a dining terrace and summer dining room. It is equipped with all the crockery and cutlery necessary for the number the house accommodates. There is a bean-to-cup coffee machine.

Grand Salon: An elegant panelled room with 3 comfortable sofas surrounding an open fireplace. With four double doors opening onto the garden.

Petit Salon: With two comfortable sofas and an arm chair around a large flat screen TV.

Study: Adjoins the petit salon and is available for the use of guests.

Snooker/billiards room: With full sized snooker table.

Dining Room: with fireplace and French doors to the garden and a dining table seating 10.

Library: Situated between the Dining Room and the Drawing Room.

Bedroom 1: Master Double Bedroom with ensuite Bathroom

A magnificent, large double bedroom with an emperor sized bed (2m x 2m) and a TV. Two sets of french doors lead to an east facing balcony with views over gardens and grounds.

The ensuite bathroom has a double ended, roll top, freestanding, twin washbasins, WC and walk-in shower.

Doors from the ensuite bathroom lead out to a beautiful covered roof terrace with views South, West and East.

Bedroom 2: Double or Twin with ensuite Bathroom

This bedroom can be configured as either a twin bedroom or a double bedroom.

It has its own ensuite bathroom which has a bath, a basin and a WC.

Bedroom 3: Double Bedroom with ensuite Bathroom

King sized double bed (1.6m x 2m) and an ensuite bathroom.

The bathroom has a bath, a basin and a WC.

Bedroom 4: Double Bedroom with ensuite Bathroom

Super king sized double bed (1.8m x 2m) and an ensuite bathroom.

The bathroom has a bath a basin and a WC.

A bedroom with one single bed forming part of the old tower. Bedroom 7 would share the use of bathroom with bedroom 2 which has a bath, a basin and a WC.

The Ballroom: 

On the top floor of a converted barn adjacent to the main chateau is a fantastic large ballroom suitable as any sort of function room.

It has a seating area, a dining table seating 16, bar and home cinema.

Terraces and outside dining areas

Garden Dining Terrace: Accessed from the kitchen at the eastern end of The Chateau and covered with a vine clad pagoda with views to the orchard and gardens.
Summer Dining Terrace: Accessed from the kitchen area. A covered terrace with large fireplace, dining table (seating 14) with arches looking to gardens and grounds on 3 sides (South East and West).
Covered Roof Terrace: A beautiful private first floor terrace/loggia accessed from the Ensuite bathroom to the Master bedroom.

Garden and Grounds

The entrance to the property is through a wood of oak trees via a long, traditional limestone drive secured by an imposing cast-iron gate. Another old drive also provides access to the north side of the property.

The Chateau is set in private grounds of 42 acres. The gardens and grounds are a perfect frame for the chateau, comprising extensive lawns, formal gardens, a herb garden, woodland, parkland and pond. The variety of species at the chateau is beautiful in all seasons and includes redwoods, pines, yews, maples and fruit trees and a magnificent and imposing Cedar of Lebanon.

An imposing formal French garden, a rose garden and two large fountains lie to the North side of the Château.

Swimming Pool and Surrounding area

A short distance to the South eastern corner Chateau is a heated swimming pool measuring 12m x 6m.

The pool has built in steps to its shallow end of 1m which extends as a shallow area for 3m down the length of the pool. The depth thereafter gradually descends to its deepest of 2.4m.

The pool has an infinity edge looking to the best South easterly views from the pool area.

There is a  generously sized sun-deck at the southern end of the pool with loungers and pool side furniture. On this guests can relax and enjoy sweeping views down the valley.

There is a separate pool-side dining terrace with table and chairs and the Northern end of the pool is protected by a stone wall with attractive stone arches looking East to the gardens.

The pool is alarmed.

Location

Chateau d’Esparbès lies North between the two locally important market towns of Condom and Lectoure in the heart of Gers (or Gascony). It is 30 miles (45 minutes) North of Auch, the departmental capital of Gers and 17 miles South of Agen (in The Lot et Garonne), a city famous for its Rugby prowess and as the prune capital of France!

The nearest village is La Romieu, a medieval bastide village of serious note with a collegiate church. It is classified as a world heritage site by Unesco. La Romieu is on the famous (Northern) pilgrim route of Sante-Jacques de-Compostelle. La Romieu has 2 restaurants and bakery, a newsagent and grocery store.

For local shopping Condom (20 minutes and the capital of Armagnac) has an Intermarché and a Carrefour and all of the local shopping facilities you might need. Likewise Lectoure (15 minutes/7miles), well worthy of a visit anyway, has an Intermarché and a similar though less extensive range of shops.

Gers/Gascony is a foody’s paradise. There is an extensive choice of good to outstanding restaurants for all budgets.

Auch

When in Auch we highly recommend a visit to the Cathedral, which was built in C15 to C17 and is famous for the 18 stained-glass windows by Arnaud de Moles and the 113 carved wooden choir stalls which took 100 years to create and vividly depict biblical scenes and characters.

Horse Racing

There is a horserace track at Castera Verduzan, a brilliant day out and perfect for families. There are normally 3-4 race days a month in July and August.

Gardens

For garden lovers, visit Coursiana Gardens at La Romieu. Created in 1974 by Gilbert Cours-Darne, an eminent French botanist, the arboretum occupies 6 hectares and has 700 different species of trees and shrubs. There is also a medicinal and aromatic garden which opened in 2002 and a shop.

Couloume Park in Auch is a 10-acre park created around a 16th century castle with vast lawns and a great variety of vegetation, including 450 trees, (257 different species) and 1900 bushes, (33 different species), mainly collections of hydrangea and dogwoods (cornus florida).

There is a choice of courses locally at Auch, Eauze, Fleurance, L’Isle Jourdain, Masseube and Tillac.

Cycle Hire

This is excellent bicycling country and a wonderful way to see and enjoy the local area. Bicycles can be hired from Condom.

Music and Festivals

During the summer there are local festivals, including a Country and Western Festival at Mirande, a Jazz Festival at Marciac and many high quality classical musical performances in local churches or Chateaux. The former Cistercian Abbaye de Flaran has a beautiful ‘son et lumiere’ each summer.

Tennis

This property does not have its own tennis court but there are tennis courts in Saint-Mézard (2 minutes by car) and also tennis courts available in the nearby city of Lectoure.

Local villages and towns

There are many beautiful (often bastide fortified) towns and villages in the surrounding area. Examples include Condom, Lectoure, Fleurance, La Romieu, Fourcés, Montreal and Larressingle. In all of these there are restaurants to enjoy.

Towns and cities

The larger towns and cities of Auch, Agen, Bayonne, Biarritz, Bordeaux, Pau, San Sebastian and Toulouse are all well worthy of expeditions if time and inclination allow.

    Arrival welcome and departure: Guests will be met on arrival and shown how everything works, both inside and out.

    Wifi, Broadband and mobile signal: There is WiFi signal throughout the house and on the outside terraces. The phone signal is good.

    House Information Folder: The comprehensive House Information Folder contains details of recommended local shops, restaurants, markets, cultural, sporting and recreational activities plus many other suggestions on what to do and where to go in the vicinity.

    Additional entertainment: There is a good selection of family board games. There are a number of English and French language books. There is also table tennis, a selection of balls, pool inflatables, a badminton set.

    Music and TV: There is a TV with English and French channels.

    Services Included: Guardian lives on the estate in a private, independent property for help, advice and emergencies. Maid service is included in the rental rate for three hours a day from 9am to noon on 5 days.

    Optional/additional services available: Provided sufficient notice is given, a part time cook/private chef can be found. His/her wage will be the tenant’s responsibility and can be ascertained in advance should guests wish.

    Utilities: There is a washing machine, tumble dryer and an iron.

    Air conditioning and heating: It is an all year round house and there is central heating. There is no air conditioning but fans are available in most bedrooms. Being of traditional construction the house stays relatively cool in the summer.

    Children: Cots and high chairs/s are available on request.

    BBQ: There is a Plancha and a simple round BBQ.

    Car Parking: There is ample space for parking beside house.

    Pool Safety: Children must be supervised at all times. The pool is alarmed.

    Terms and conditions and the Booking Process

    The Booking Process: A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 8 weeks prior to the commencement of the tenancy.

    Security Deposit: A Booking and Security Deposit will also be payable to Anglo French Properties Ltd on signing this Rental Agreement. This will secure the booking and will cover (a) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental and (b) any exceptional cleaning work which may be required at the end of the tenancy. It will be refunded (less any deductions as outlined above) within 4 weeks of the conclusion of the tenancy.

    Minimum stay: Unless otherwise agreed, all rentals will be for a minimum of one week and will begin and end on a Saturday.

    Arrival Time & Departure times: Tenants should arrive as soon as possible after 4pm on the commencement day. They will be welcomed on arrival, given a tour of the property and shown how everything works. Tenants should leave by 10am on the agreed day of departure.

    Number of People: Unless otherwise agreed, there should not be more than 13 staying in the property at any one time.

    Security: The owners’ insurance policy requires that all doors are locked, and that all windows are closed when tenants are away from the property.

    Energy costs are included: The energy costs are included in the rental price.

    Heating costs are included: The heating costs are included in the rental price. 

    Water costs are included

    Linen and towels: Are provided free of charge and will be changed on a weekly basis. Pool towels are included. 

    Smoking: No smoking allowed inside the property.

    Internet access: yes, included in the rental price. 

    Optional / additional services available: any additional services, if available, (eg extra cleaning or cooking) will be agreed in advance at a pre-agreed rate per hour. These costs will be the sole responsibility of the tenant.

    On-site Guardians: The Chateau and grounds are maintained daily, in particular by the guardian, who is as discreet as he is attentive.
