The Chateau and Accommodation

The Château is a fascinating and historic home dating from the 16th century. As for many historic buildings it’s present form is the result of a long and fascinating evolution. Whilst historic it’s also a house of great warmth and character sitting quietly in its beautiful gardens and land extending to some 20 acres.

No two faces of the Château are at right angles to each other and a tower on the Western corner of the Château give it character and an aged distinction. The Château comprises three semi independent dwellings within the contiguous footprint of the Château.

These three elements provide a degree of independence. This suits a larger group well allowing for differing generations or families to enjoy a degree of their own space while sharing the many communal spaces as they wish both inside and out around the gardens and terraces that surround the Château. Each element has its own kitchen and can be accessed independently.

NB: The property is always let as a whole (ie never let to independent unconnected parties) though not all parts need to be occupied depending on numbers.

Drawing Room and Entrance Hallway

An impressive vaulted ceiling with comfortable seating around a stone fireplace. It has a sofa and several armchairs. There is also a desk and a printer here.

Kitchen

Extremely well equipped with a coffee machine, kettle, juicer, sink, electric oven, microwave and one dishwasher. There is one large fridge in the kitchen and one fridge freezer and one freezer in the utility. There is a generous selection of cutlery and crockery and all the cooking utensils one might require. There is a long table capable of seating 10(+) people comfortably. Double doors open onto an elevated terrace that overlooks the pool, a splendid spot for an evening apero.

The Sitting Room

Adjoins the kitchen with one set of double doors. It has access onto the same elevated terrace as the kitchen. This terrace runs the length of the main chateau and overlooks the pool. The sitting room has two arm chairs and an L shaped sofa. There is a smart TV.

The Dining Room

With a long dining table capable of seating 10 or more comfortably.

Le Chateau – Bedrooms and Bathrooms

There are 4 bedrooms which share the use of two bathrooms on the first floor of the main part of the Chateau.

La Ferme

This is a totally self-sufficient part of the Chateau with an additional 3 bedrooms and two bathrooms.

The Kitchen / sitting room

A large room on the ground floor.

A fully equipped kitchen with a fridge, microwave, dishwasher, basin, kettle, coffee making facilities, an oven and 5 gas hobs. Kitchen table seating 6.

There is a comfortable seating area with a sofa and chairs. A large wood fireplace and a smart TV.

Double doors open onto its own terrace which has a dining area capable of seating 6 people comfortably.

 

La Ferme – Bedrooms:

La Ferme – Bedroom 3 – Double room

Double bed measuring 140 cms x 190 cms.

It has an ensuite bathroom with a walk-in shower, a basin and a WC.

It has air conditioning.

La Ferme – Bedroom 2 – Twin room

A sweet little room with two single beds measuring 90cms each and 190cms long.

This bedrooms shares the use of the bathroom with bedroom 1.

The bathroom has a walk in shower, twin basins and a WC.

The bedroom has air-conditioning.

La Ferme – Bedroom 1 – Double room

The bed measures 180 cms x 190cms. There is a desk in this room.

The Studio

The Studio is located between the main part of the Chateau and La Ferme. It has one bedroom, one bathroom and a totally self sufficient kitchen, dining area and seating area.

Downstairs:

A dining area seating 2. A sofa and an arm chair. There is a smart TV. The self contained studio has a drinks fridge, a fridge, a dishwasher, an oven and 4 gas rings and a basin. It has all the necessary cutlery and crockery for 2 people.

Upstairs:

The bedroom – a very large bedroom with windows on two sides. It has a double bed 160 cms wide x 190 cms long. There is a freestanding double ended roll top bath in the room. There is also the option to have a single bed here.

The bathroom has a walk in shower, a basin and a WC.

There is an air-conditioning unit in the bedroom.

Terraces and Eating Areas

The entrance hall of the Château leads onto a perfectly framed terrace and garden open to the south east views but given intimacy by the framing of the old walls of the Château. A more intimate lawn provides an agreeable space to enjoy next to the Terrace. The Dining Terrace comfortably accommodates a table that can be set for 12 (+) and is a beautiful setting for relaxed alfresco meals en famille.

Swimming Pool

On the lower level of the lawns within sight of the south western facade at the Château is a large, salt treated, heated swimming pool. The pool measures 16 m x 6 m and is framed by a patio with two old columns at its southern end. The patio extends on the other end to provide space for sun lounges and sun umbrellas more of which can be located on the lawns to each side if/as required.

A platform and steps extend into the pool at its shallow end giving a space of 3m x 2m with a depth of 20cm ideal for small children or to allow gentle entry into the main pool. The pool is 90 cm deep at the shallow end and 2.1m deep at the deep end.

The swimming pool has an alarm. Guests will be shown how this works on arrival.

Pool heating is included in July and August. Pool heating will be charged at £200 / week in June and September and will be deducted from the security deposit. It is not compulsory to have swimming pool heating.

Pool towels are provided.

Garden and Grounds

The garden is a glorious feature of the property. The largest area of garden lies to the south western side of the Château and comprises a very large lawn area surrounded by mature trees the single most impressive of which is a magnificent 300 year-old cedar of Lebanon, an aristocratic reminder of the place’s long history.

There is a pond in the lower level of the gardens which parents should be aware of. A healthy population of frogs live here who set up a chorus of song in the evenings and at moments of their choosing.

The gardens on the south eastern side of the Château drop down towards a long meadow and stream all belonging to the Château and providing space for “digestif” strolls in the evenings.

There is table tennis with bats and balls.

Tennis Court

There is an excellent tennis court in the nearest village of Leboulin. It is within easy walking distance and a key for the court is held at the Château. The court does not need to be booked.

Château d’Aspe is located just 10 minutes from Auch, a charming historic town in the Gers region of southwest France, known for its cathedral, vibrant markets, and Gascon heritage.

The nearest bakery, shops and supermarkets can be found in Auch, including markets. This tranquil part of France is ideal for relaxed countryside living, with opportunities for tennis, walking, local wine tasting, the delicious local cuisine and exploring the undisturbed beauty of Gascony.

Explore Lavardens (“Most Beautiful Villages of France”), Castelnau‑Barbarens, Cologne, L’Isle‑Jourdain, and other picturesque bastides villages that abound in the area.

Music and Festivals

During the summer there are local festivals, including a Country and Western Festival at Mirande, and a renowned Jazz festival at Marciac, which has attracted many big names over the years, with Jools Holland and Ludovic Einaudi included in the 2025 lineup. There are also many other high quality classical musical performances in local churches or Chateaux. The former Cistercian Abbaye de Flaran, has a beautiful ‘son et lumiere’ each summer.

Gardens

For garden lovers, Coursiana Gardens at La Romieu are well worthy of a visit. Created in 1974 by Gilbert Cours-Darne, an eminent French botanist, the arboretum occupies 6 hectares and has 700 different species of trees and shrubs. There is also a medicinal and aromatic garden which opened in 2002 and a shop.
There is also Couloume Park in Auch which is a 10-acre park created around a 16th century castle with vast lawns and a great variety of vegetation, including 450 trees (257 different species) and 1900 bushes (33 different species), mainly collections of hydrangea and dogwoods (cornus florida).

Horse Racing

There is a horserace track that makes an absolutely brilliant day out and is perfect for families. There are normally 3-4 race days a month in July and August) in Castera-Verduzan.

A stunning late‑Gothic cathedral featuring 16th‑century stained glass and an ornate wooden choir with 1,500 carved figures.

Abbey de Flaran

The Abbey of Flaran is a remarkable site in the Gers. More than a magnificent religious monument, it is also a witness of Gers medieval history and an architectural ensemble representative of Cistercian art. Since the 1980s, it has hosted an art center with an impressive collection of works of art. To make you discover it in all its facets, tours are suitable for all ages and you will surely find what you are looking for. Finally, you will enjoy walking around this natural bubble, made up of a charming cloister and a large park.

Hidden in Auch old town’s signature steep lanes, the Musée des Amériques-Auch is housed in the former Jacobin convent. Opened in 1793, recently entirely restored and reworked, this museum is a fascinating journey into millennia of history and artistic traditions.

    Additional Information

    Arrival, welcome and departure: Tenants will be welcomed on arrival and shown how everything works, both inside and out.

    Wifi, Broadband and mobile signal: There is WiFi signal throughout the Chateau, The Studio and La Ferme.

    Additional entertainment: There is table tennis and a set of boules for Pétanque. There are a selection of children’s board games and card games available for the use and enjoyment of guests.

    Music and TV: There is a TV in the chateau, one in The Studio and one in La Ferme. All three are smart TV’s and guests are able to login to streaming services using their login details. There is a large Marshall speaker (connected to via Bluetooth) in the drawig room and there is a Bose mini speaker in the kitchen (connected to via Bluetooth).

    Services Included: A clean on the Wednesday is included in the rent for 4 hours by 2 people. Garden and Swimming Pool Maintenance.

    Optional/additional services available: Provided sufficient notice is given, a part time cook/private chef can be found. His/her wage will be the tenant’s responsibility and can be ascertained in advance should guests wish. If guests would like additional cleaning during their stay, provided sufficient notice is given this can also be arranged. Again, his/her wages will be the tenant’s responsibility and can be ascertained in advance should guests wish.

    Utilities: There is a washing machine and tumble dryer for the use of guests in the chateau.

    Air conditioning and heating: There is air conditioning in every bedroom in La Ferme and The Studio. Air-conditioning units can be made available for the bedrooms in the Chateau as well. All three dwellings can be heated throughout.

    Children: Highchairs and travel cots are available and can be provided on request.

    Car Parking: There is ample space for parking beside house.

    Pool Safety: Children must be supervised at all times. The swimming pool has an alarm. Guests will be shown how this works on arrival.

    Other water features to be aware of: There is a pond in the lower level of the gardens which parents should be aware of. This will be pointed out to you on arrival. There is a stream that runs under the hedge on the boundary of the property.

    Other buildings: There is a barn on the eastern corner of the Château. The barn does not form part of the booking. A further barn and Dutch barn are redundant and out of bounds.

    BBQ: There is a gas barbecue.

    Railway: A local service railway passes the furthest outer boundary of the chateau’s grounds a couple of times a day.

    Dogs: Well-behaved dogs are welcome at this property with prior notice. Dogs must be house-trained. Dogs must be clean before entering the house and must not climb on beds or sofas. Please note there is no secure perimeter fence.

    Terms and conditions and the booking process

    The Booking Process: A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 8 weeks prior to the commencement of the tenancy.

    Security Deposit: A Booking and Security Deposit will also be payable to Anglo French Properties Ltd on signing this Rental Agreement. This will secure the booking and will cover (a) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental (b) the cost of swimming pool heating if required outside of July and August and (c) any exceptional cleaning work which may be required at the end of the tenancy.

    It will be refunded (less any deductions as outlined above) within 4 weeks of the conclusion of the tenancy.

    Minimum stay: Unless otherwise agreed all rentals will be for a minimum of one week and will begin and end on a Saturday.

    Arrival Time and Departure times: Tenants should arrive as soon as possible after 4pm on the commencement day. They will be welcomed on arrival, given a tour of the property and shown how everything works. Tenants should leave by 10am on the agreed day of departure.

    Number of People: Unless otherwise agreed there should not be more than 16 people staying in the property at any one time.

    Security: The owners’ insurance policy requires that all doors are locked and that all windows are closed when tenants are away from the property.

    Energy costs are included: The energy costs are included in the rental price.

    Heating costs are included: The heating costs are included in the rental price.

    Pool Heating: Pool heating is included in July and August. Pool heating will be charged at £200 / week in June and September and will be deducted from the security deposit. It is not compulsory to have swimming pool heating.

    Water costs are included: The water costs are included in the rental price.

    No EV charging.

    Linen and towels: Are provided free of charge and will be changed on a weekly basis. Pool towels are also provided.

    Smoking: No smoking allowed inside.

    Internet access: Yes, included in the rental price.

    Services Included: A clean on the Wednesday is included in the rent for 4 hours by 2 people. Cleaning and a sheet and towel change is included on the middle Saturday of a two week booking.

    Optional / additional services available: Any additional services, if available, (eg extra cleaning or cooking) will be agreed in advance at a pre-agreed rate per hour. These costs will be the sole responsibility of the tenant.
