Chateau de Belbèze is situated at the heart of a small but vibrant village yet in its own green oasis of a garden blessed with magnificent cedar trees and extensive lawns with a tennis court and swimming pool. The Chateau was originally a royal hunting lodge dating from the 17th century and is now a family home of style, comfort and character, ideal for family holidays.

The village, within easy walking distance, has a bakery, a bar / restaurant, a very good épicerie and several other shops. The views from the village are wonderful over the river Agout and its surrounding countryside.

Only 30 minutes to Toulouse Airport and so very accessible.

The Chateau and Accommodation

Large Family Kitchen

The main entrance to the house from the drive is through an arched old door into the generous kitchen. The kitchen has a large table seating 8 people.

There is every manner of cutlery and crockery and generous quantities for the number the house accommodates. There is a cooker with 4 gas rings and 2 ovens. There is a coffee machine (Nespresso capsule), as well as plungers for ground coffee, a kettle, a blender and a milk frother. There is a washing machine in the kitchen and an additional washing machine in the larder.

Adjoining the kitchen is a larder with a microwave, a double fridge freezer and an addition fridge freezer. There is an additional dish washer here.

The Dining Room

The dining room adjoins the kitchen. It can seat 12 people.

The TV Room / Snug

Two windows face south towards the village from this room. It has two comfortable sofas and a large flat screen TV.

The Drawing Room

Is a large room that occupies approximately ¼ of the ground floor. It has windows on two sides facing the village and the grounds. It has two large and comfortable sofas and a couple of arm chairs, an ornamental grand piano and a standalone chess / draughts / backgammon table.

In the base of the south eastern corner of the chateau, in one of the towers and accessed from the drawing room is a bar, with a drinks fridge, glassware and a sink.

Le Chateau – Bedrooms and Bathrooms

The layout of the bedrooms on the first floor is not entirely logical to explain. There are a total of 3 bathrooms, accessed through Bedroom 1, Bedroom 6 and Bedroom 7 and one separate WC accessible to all the bedrooms. This means that those in bedrooms 2, 3, 4, 5 and 8 have to share the use of the ensuite bathrooms.

Bedroom 1 – Double room with ensuite

Double bedroom (bed measures 190cms x 200cms) with ensuite bathroom.

The ensuite bathroom has a walk in shower and a basin.

Bedroom 1 and Bedroom 2 form one “family suite”.

Bedroom 2 – Bunk room

Bunk room with two single beds (single beds measure 90cms x 190cms). This bedroom is accessed through Bedroom 1 and would share the use of the bathroom for Bedroom 1.

This bedroom would be ideal for the children of parents staying in Bedroom 1.

Bedroom 3 – Twin room

Twin beds (measuring 90cms x 190cms).

The access to Bedroom 4 is through this bedroom.

This bedroom also has access into Bedroom 5 as well as onto the corridor.

Bedroom 4 – Small Double room

A small double (measuring 140cms x 190cms).

This bedroom is accessed through Bedroom 3.

Bedroom 5 – Double room

Is in what was the library. It has direct access onto the main landing at the top of the staircase as well as access into Bedroom 3 and Master Bedroom 6.

It has a double bed and a desk. The small double bed measures 140cms x 190cms.

Bedroom 6 – Master Bedroom with ensuite

With one large double bed (200cms x 200cms) and an additional single bed (110 x 180cms). This would only be suitable for a child as it is a short bed.

The ensuite bathroom has a freestanding, double ended roll top bath, an overhead walk-in shower, a basin and a WC.

This bedroom has access to Bedroom 5 and the main corridor.

Bedroom 7 – Double room with ensuite

Large double bed (200cms x 200cms).

The ensuite bathroom has a bath with an overhead shower, a loo and a basin.

This bedroom has access into Bedroom 8 and the main corridor.

It would make sense for this bedroom to share the use of the ensuite bathroom with Bedroom 8.

Bedroom 8 – Twin room

Twin bedroom with two single beds (190cms x 90cms)

This bedroom has access into Bedroom 7 and the main corridor.

It would make sense for this bedroom to share the use of the ensuite bathroom of bedroom 7.

Bathrooms

There are a total of 3 bathrooms, accessed through and ensuite to Bedroom 1, Bedroom 6 and Bedroom 7 and one separate WC accessible to all the bedrooms. This means that those in Bedrooms 2, 3, 4, 5 and 8 would have to share the use of the ensuite bathrooms.

The Orangerie

The Orangerie is a separate building with an additional 3 bedrooms and two bathrooms.

Bedroom 11 and bedroom 10 have their own separate access and a little terrace as well with a table and chairs.

There is a washing machine and a tumble dryer in the corridor in a cupboard between bedroom 10 and bedroom 11.

The Games Cellar

In the cool of the vaulted cellar underneath the orangery is a games area with table football and a pool table.

This is a great place to escape the mid-afternoon heat as it stays very cool.

Large double bed (180cms x 200 cms).

There are two french doors that open onto the garden and the front of the main chateau. This is a big and light bedroom. It has a sofa.

The ensuite bathroom has a bath with an overhead shower, a basin and a WC.

This bedroom has its own independent access.

 

The Orangerie – Bedroom 10 – Double or Twin 

The single beds measure 190cms x 90cms and can be put together to form a large double.

This bedroom shares the use of the bathroom with bedroom 11. The bathroom has a walk in shower, a basin and a WC.

There is a little seating area.

Bedroom 11 is accessed through Bedroom 10.

The Orangerie – Bedroom 11 – Double room

Double bed (170cms x 200cms).

This bedroom shares the use of the bathroom with Bedroom 11.

The bathroom has a walk in shower, a basin and a WC.

Bedroom 11 is access through Bedroom 10.

Gardens, Grounds and Terraces

Surrounding the main chateau is a large gravelled area.

There are two large dining tables that are capable of seating 20 people comfortably. There are many outdoor chairs. The Chateau is very well setup for al fresco dining.

There are two generous sun umbrellas that shade the dining tables.

There are a number of deck chairs dotted around this gravelled area or on the lawn aswell as benches and seats. This means there are a plethora of spots to enjoy while reading a book, drinking a cup of tea or coffee or to have a chat. Each position offers a fresh perspective on the chateau and the wonderful grounds. There are spots to be found in both sun and shade at all times of the day.

There is a wendy house with small table and chairs for very young children.

The grounds are fully fenced the whole way round.

The garden stretches to the south east and east of the house with a wonderful long view edged by very old cedar trees. These trees are illuminated magnificently at night.

Set some distance from the house is the swimming pool and the tennis court, as well as the table tennis table, a trampoline and a swing set.

The central part of the garden is a large expanse of lawn ideal for children to run around in.

Swimming Pool

The swimming pool is set some 200m from the chateau and has a pool house.

The swimming pool is accessed via 3 built in corner steps. The swimming pool is salt treated.

It is surrounded by a generous wooden terrace which are dotted with sun loungers and deck chairs.

At one end of the swimming pool is a shaded seating area with a coffee table and more deck chairs. From this shaded seating area there are views over the length of the pool in the foreground then to some olive trees which frame the view on to a magnificent pin parasol tree. The grounds stretch on and around the pool with plenty of mown lawn space and plantings. The opposite end of the shaded terrace area is another good spot, which offers a lovely perspective of the chateau. Considering the chateau is in the centre of the village of Giroussens one is very unaware of the proximity as its surrounding gardens are so peaceful and extensive.

The pool house has a walk in shower, a basin and a loo in one section as well as a sink and a drinks fridge in another section. There are an assortment of plastic glasses for use around the pool.

The swimming pool measures approx 15m x 6 m.

The swimming pool has a solid cover but is not fenced or alarmed.

Tennis Court

The tennis court is Astro turf and set some 400m from the house.

A selection of tennis rackets and balls are provided.

There is a bench and little table for spectating or recovering from the tennis.

NB the tennis court is not and cannot be floodlit.

Location

Chateau de Belbèze is situated only 30 minutes from Toulouse and Albi and less than two hours from Carcassonne, the Pyrenees and Narbonne beaches. The chateau is in the centre of Giroussens, a lovely medieval village with a 13th century church. It is within easy walking distance of shops, bars and restaurants.

Things to see and do nearby

Giroussens

The village in which the chateau is located. It is a lovely medieval village with a 13th century church (classified as a national monument). Giroussens has shops, bars and restaurants.

The village has a tradition of ceramics and the Musée de la Céramique et Lucie Bouniol is opposite the chateau.

15 minutes walk from the chateau is the river Agout. Here people can wild swim.

Gardens

Les Jardins des Martels is a lush floral park located less than 20 miles north of Toulouse, France, spanning nearly 9 acres. It features a beautifully crafted landscape blending Asian-inspired design with English garden sensibilities, housing over 3,000 plant species. As you wander its paths you’ll encounter an exotic greenhouse for aquatic plants, a banana plantation, a mini farm full of animals like goats, ducks and llamas, and a stunning belvedere.

Horse riding and walking in the forest of Giroussens

The Forêt de Giroussens is perfect for leisurely walks or for horse-lovers wanting to explore peaceful woodland. There are several marked trails — for example a 9-km loop that takes about 2½ hours, offering shady forest paths, gentle elevation, and lovely views over open fields (View here)

Horse riding is also possible nearby: the Grésigne Equestrian Farm welcomes riders of all levels — pony treks, riding lessons, and guided excursions through vineyard, woodland and country tracks.

Wine Tasting in Gaillac

In Gaillac, wine tasting is a rich, pleasurable dive into one of France’s oldest wine regions. At the Maison des Vins in the Abbey of Saint-Michel, you can try 100+ local Gaillac wines, join workshops (e.g. wine and cheese pairing) and get friendly expert advice. You can also visit family estates like Domaine Duffau and Domaine Vayssette, walk the vineyards, explore cellars, and taste varieties such as Braucol, Mauzac, Loin de l’Œil—all against the beautiful backdrop of their clay-limestone hillsides.

Toulouse Lautrec Museum and Cathedral in Albi

The Musée Toulouse-Lautrec in Albi is housed in the striking Palais de la Berbie, a 13-century former bishop’s palace beside the Albi Cathedral. It holds the world’s largest public collection of works by Henri de Toulouse-Lautrec — over 1,000 pieces including paintings, drawings, lithographs and 31 posters — many donated by his family. Visitors move from his early works through scenes of Parisian nightlife, theatre, circus and the Belle Époque, all in a grand setting that is itself part of a UNESCO World Heritage Site.

Cathar Castles

There are a few Cathar castles not too far from Giroussens (in the Tarn), though many of the more famous ones are deeper into Occitanie/Aude or Ariège. These hilltop fortresses offer dramatic ruins, sweeping views, and a strong sense of the medieval conflicts of the Cathar period. For example, Château de Puilaurens stands high on a rocky spur overseeing the Boulzane Valley, with much of its defences intact and accessible via steep paths. Montségur is another: perched at about 1,200m, it was the site of a major Cathar stronghold during the Albigensian Crusade. If you don’t want to go too far, you might also look into smaller local towers and ruins in Tarn whose histories are tied to the Cathar movement. Even if they’re less grand, they carry equally poignant stories.

Shops and markets in Lavaur, Albi and Toulouse

In Lavaur, the lively twin of routine and festivity comes alive at its markets: on Wednesdays locals gather at a smaller producers’ market (Allée Jean-Jaurès) for fresh, local food, while Saturdays expand into a large open-air spectacle spanning nearly a kilometre with around 150 stalls offering everything from fruit and cheese to clothes and curiosities.

Over in Albi, the heart of commerce pulses at the Halle du Marché Couvert under its Baltard-style pavilion—open Tuesday to Sunday—where some 20 traders offer premium local produce in a historic, atmospheric setting close to the cathedral. Beyond that, neighbourhood markets dot the city—biological markets, creation-and-brocante fairs, and food-producer gatherings—each a chance to taste and buy craftsmanship and flavour of the Tarn.

Toulouse boasts an even richer tapestry: boutiques and fashion lines along rue Saint-Rome and rue du Taur, combined with bustling covered markets like Victor-Hugo and Carmes, and open-air markets such as Cristal or Saint-Cyprien. It’s a place where fresh produce, local gastronomy and community spirit converge—in cafés, stalls, shops, and lively streets.

    ** Outside of June, July, August and September only the Chateau can be taken with a maximum of 15 people. The Orangerie is not heated and therefore cannot be occupied outside of those months.

    Additional Information

    Arrival, welcome and departure: Guests should arrive as soon as possible after 4pm on the commencement day. They will be welcomed on arrival, given a tour of the property and shown how everything works. Tenants should leave by 10am on the agreed day of departure.

    Wifi, Broadband and mobile signal: There is WiFi signal throughout the Chateau and the Orangerie.

    Additional entertainment: There is table tennis and a set of boules for Pétanque. There are a selection of board games and card games available for the use and enjoyment of guests. There is a swing set and a trampoline in the garden.

    Music and TV: There is a TV in the chateau. There are no speakers in the chateau.

    Services Included: Cleaning is included on Monday, Wednesday and Friday mornings for 3 hours and on Saturday for a mid-stay clean (for 2 week bookings). Garden and Swimming Pool Maintenance is also included.

    Optional/additional services available: Provided sufficient notice is given, a part time cook/private chef can be found. His/her wage will be the tenant’s responsibility and can be ascertained in advance should guests wish. If guests would like additional cleaning during their stay, provided sufficient notice is given this can also be arranged. Again, his/her wages will be the tenant’s responsibility and can be ascertained in advance should guests wish.

    Utilities: There are two washing machines and tumble dryer for the use of guests in the chateau. There are several irons. There is an additional washing machine and tumble dryer in the Orangerie.

    Air conditioning and heating: There is fan every bedroom in the Chateau and the Orangerie. The Chateau is heated.

    Children: Highchairs and travel cots are available and can be provided on request.

    Car Parking: There is ample space for parking under the shade of trees.

    Pool Safety: Children must be supervised at all times when around the pool. The swimming pool has a solid cover which must be used when the swimming pool is unattended. Guests will be shown how this works on arrival.

    Other buildings: There is a wood shed and tool shed which do not form part of the booking.

    BBQ: There is a charcoal BBQ.

    Dogs: Guests may request permission to bring one or two dogs. Permission is entirely at the owner’s discretion. Dogs must be house-trained. Dogs must be clean before entering the house and must not climb on beds or sofas. Please note there is no secure perimeter fence. Dogs must never enter the pool as this risks damaging the pool lining which is costly to repair. Dog poo must be picked up from the grounds.

    Other pets: Cats or other pets are strictly not allowed.

    Terms and conditions and the booking process

    The Booking Process: A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 10 weeks prior to the commencement of the tenancy along with the Security Deposit and the Taxe de Séjour (Tourist Tax).

    Security Deposit: A Security Deposit of £3,500 will also be payable to Anglo French Properties Ltd due with the balance of 75% 8 weeks prior to the commencement of the booking. This will cover (a) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental and (b) any exceptional cleaning work which may be required at the end of the tenancy.

    It will be refunded (less any deductions as outlined above) within 4 weeks of the conclusion of the tenancy.

    Tourist Tax: French Tourist Tax (“Taxe de Séjour”) is payable by the Lessee in accordance with local regulations will be collected at the same time as the 75% balance payment. The amount will be calculated on a per-person, per-night basis once final guest numbers have been confirmed.

    Minimum stay: Unless otherwise agreed all rentals will be for a minimum of one week and will begin and end on a Saturday.

    Number of People: Unless otherwise agreed there should not be more than 21 people staying in the property at any one time.

    Heating costs are included: The heating costs are included in the rental price.

    Water costs are included: The water costs are included in the rental price.

    No EV charging.

    Linen and towels: Are provided free of charge and will be changed on a weekly basis. Pool towels are also provided.

    Smoking: No smoking allowed inside the Chateau or the Orangerie.

    Internet access: Yes, included in the rental price.
