Key features

Kitchen / Dining room:

With a kitchen table that has space to sit 8 or more people (there are additional chairs and an additional table that can be put in the kitchen on request).

There is a very well equipped kitchen with a three oven Aga. There is another electric oven and a steamer. There is a kettle, a toaster, a juicer, a food processor and a coffee machine. There is plenty of crockery and cutlery. There is one dishwasher. There is a double large fridge freezer. There are two sinks.

From the kitchen there is access to a west facing terrace which is often used as an “apero” terrace as the sun is setting. There is also access out onto the central courtyard with several dining tables.

Sitting room / TV room:

Two sofas surround a  large flat screen smart TV (guests can login with their own Netflix accounts, Canal+ and French terrestrial TV and satellite that
gets BBC 1 and 2). There is a wood burner.

This is a great room in both summer and winter because it used to be the kitchen and larder to the house. This means that it remains very cool in the summer, but with the log burner can be very cosy in the winter.

The more formal sitting room is the whole of the ground floor of the Loft House just across the courtyard.

Across the courtyard from the Chateau The Cottage has a further two bedrooms and is fully self-contained with a small kitchen and a sitting room. Access to the bedrooms in the cottage is on the same level, therefore these are good rooms for guests with limited mobility

Sitting room

The cottage sitting room has a large TV with French TV only, an open fireplace, a large comfortable sofa and armchair.

The kitchen

A table seats 6, with a large fridge freezer, two gas ovens and 6 gas hobs, a microwave, a toaster and a dishwasher.

French doors open onto a terrace which has a dining table and 4 chairs. The terrace is on the south eastern side of the cottage.

The Loft house is a fantastic open space in a converted barn. A magnificent cathedral like room with huge floor to ceiling windows
and South facing views over rolling landscapes. On a fine and clear day the Pyrenees are visible in the far distance.

The room has two seating areas. The lower area has a table football, a piano and a desk. It has 2 sofas centred around a wood burner which is set back into a fireplace.

The upper area has two sofas and a chair and a large desk area – perfect for writing and reading.

There is a downstairs WC with a loo and washbasin.

On the top floor is an additional extremely large and impressive double bedroom.

Bedroom 7 – Double bedroom with ensuite bathroom

Double bed (180cms x 200cms).

Large south facing window.

The ensuite bathroom has a walk-in shower, double ended bath, WC and twin basins.

Apero Terrace:

From the kitchen there is access to a west facing terrace which is often used as an “apero” terrace as the sun is setting. There are lovely views from this terrace over the undulating hills beyond. It is shaded by a wisteria clad pergola.

Terraces off the kitchen:

On the South Western side of the house is another terrace that then opens onto the central courtyard. Part of the terrace is covered and part of it is open. There is a smaller round table that seats 6. Under the shaded part is a dining table that seats 14 people comfortably. The view from this terrace is over the lovely open courtyard, with an old mulberry tree as its centre.

The courtyard:  

The courtyard is the heart of the property, from here you access the chateau, the cottage, the loft house and the pool house

The Pool Side terrace:

The ground floor of the pool house opens beautifully on the large pool side terrace. There is a bar on the left (with large drinks fridges) and a table with chairs on capable of seating 14 people. The pool terrace is partly shaded. The middle third is uncovered, but the thirds either side are shaded. There is a parasol over the dining table enabling dining in the shade at any time.

The swimming pool measures approximately 17m x 7m and is surrounded by sun loungers and chairs. There are several parasols so it is possible to sit either in sun or shade around the pool. The swimming pool is salt treated and unheated.

The entry into the pool is via 5 relatively shallow built in steps into the middle of the pool.

The swimming pool is approx. 150cms at its deepest and 90cms at its shallowest. There is a shallow end and a deeper end.

The swimming pool is illuminated at night.

The swimming pool is alarmed.

The Pool House

East of the main Chateau is the pool house. This is a fantastic barn conversion set over two floors.

The ground floor has a kitchen area with 2 gas ovens, 5 gas rings and a double sink. There is an assortment of plastic crockery for use by the pool and the bar. There is a SMEG fridge freezer. There is a dining table seating 8 in the pool house and another indoor seating area.

Two sets of double doors open onto the generous poolside terrace.

There is a sauna in the pool house.

There is a changing room and a separate bathroom with a large walk in shower, a basin and a WC.

The Pool House First floor:

The first floor is approximately 12m by 12m and would be an ideal space for those wanting to host a yoga retreat or similar.

It has a seating area with several sofas and arm chairs.

It has a small gym setup with a rowing machine and a watt exercise bike.  There is also a boxing bag.

The wider garden and lawn:

The property is set in an oasis of trees and shrubbery that meld into the countryside that surrounds it. The view from many of the terraces consists of mown lawn in the foreground with a carefully planned array of planting that cleverly and attractively frames the gardens but allows views out into the surrounding landscape.

There is ample space for playing and running around on the South of the property on a mown lawn. The view from this lawn is particularly good as it looks North West over wonderful undulating countryside. On the outer part of this wide open lawn are attractive plantings, including a small vineyard.

The Petanque area:

For those that love petanque or who want to immerse themselves in the national sport of France, this is a great setup. It has full length edged petanque court and a shaded seating area next to it. Here is an excellent spot for enjoying an evening drink while playing a game. Its adjoining shaded area is excellently placed to enjoy both the sport and the uninterrupted panoramic views of the surrounding countryside.
