The Chateau and Accommodation

The Chateau itself is a simple solid stone structure which comprises on its ground floor 3 principal rooms: Grand Salon (part of which is the dining room), a petit salon and the kitchen. The grandeur of the interiors and in particular the ground floor is of natural stone and classic rural French simplicity. It is a respect for the simplicity that gives the chateau its authenticity.

The Grand Salon: A magnificent family room occupying the large part of the ground floor. It is made up of two parts, the dining area and a seating area. The western end of the room is dominated by a huge stone fireplace, around which are 3 very large, comfortable sofas. The Eastern end of the room, with French doors opening to the garden, has a dining table seating 12.

The Petit Salon: A smaller and more intimate sitting room with comfortable seating around another open fireplace. There are bookshelves containing a wonderful selection of English books. There is also a desk here. French doors open to the terrace and gardens. There is a TV in this room with Apple TV including iPlayer.

The Kitchen: The kitchen is simple but well equipped. It has a large fridge / freezer, a recently installed gas cooker with 7 rings and 2 ovens, a dishwasher, 2 sinks and a good supply of cooking equipment, glasses, crockery and cutlery, more than enough to cater for the number the house accommodates. There is a kitchen table seating 6 comfortably.

The principal dining area is in the Grand Salon or on the terrace in the summer.

The Bergerie, The Owl Room and Tower Room

There are an additional three bedrooms in the Bergerie, the Owl Room and the Tower Room (the Tower Room is only suitable for children).

The Bergerie is a self contained double bedroom just to the South of the Chateau with French doors opening to its own patio and the garden on its Eastern side and a door opening to the parking area and gardens on the western side.

In the north eastern corner of the garden is a tower containing the Tower Room (the Tower Room is only suitable for children or teenagers) and the Owl Room.

This bedroom has two queen size beds (1.4w x 1.9m). It has an ensuite bathroom with walk-in shower, WC and basin. If the Tower Room is occupied it would share the use of the Owl Room bathroom. Summer only.

Garden and Grounds

Chateau Lévat is set in 40 acres of its own land, in a super elevated position with its land sloping away to the North, West and South. The main part of the garden area adjoins the Chateau on its Eastern side and comprises a large lawn area bounded by a stone wall to the South and East and the Owl Tower, cave and barn along its Northern edge. The lawn is a great place for children to play.

There are terraces principally accessed from the Grand Salon and Petit Salon, with a dining terrace capable of seating 14, a breakfast table, and there is a separate relaxed seating area under the shade of the garden trees. The Bergerie also has its own gravelled terrace.

The approach drive (unmetalled) approaches the chateau from the East. There is an entrance under the owl tower, but the most commonly used drive follows the buildings around the Northern side of the chateau to a parking area to the rear of the chateau.

2 sets of steps descend a steep bank to a terrace on the southern side where the swimming pool is located with a vine covered dining terrace above it.

There is a smaller lawn that adjoins the parking area on the Western side of the Chateau and a path leads down from here to the chateau’s vineyard.

Swimming Pool and Surrounding area

2 sets of steps descend a steep bank to a terrace on the southern side where the unheated swimming pool is located first with a vine covered dining terrace above it. A dining table here seats 14+ on benches.

The swimming pool (unheated, fully fenced) measures 13m x 6m and is 1m at the shallow and 2.1m at the deep end. A metal step ladder enables entry to the shallow end.

The swimming pool is surrounded by a terracotta stone terrace / patio with several sun loungers and parasols.

NB: The swimming pool is open from the start of May to the end of September. If guests would like to have the pool open outside of these times please enquire.

Tennis Court

Beyond the swimming pool there is a recently resurfaced tennis court. There is a supply of tennis rackets and balls at the the chateau available for the use of guests.

Location

Chateau Lévat is situated in the heart of Gascony between Condom and Auch. It is within walking distance of the village of Jégun, a fortified bastide built by Bernard IV, Count of Armagnac.

Jegun has everything one could need including a grocery store, excellent little supermarket (with a fine stock of wine), bakery, bar, pharmacy, restaurant and there is a market every Wednesday from 8am to 1pm on the village square.

Restaurants and eating out

Gers/Gascony is a foody’s paradise. There is an extensive choice of good to outstanding restaurants for all budgets. There are restaurants and even an Irish pub within walking distance in Jegun.

Markets

There is a market every Wednesday in the local village of Jegun.

But there is an excellent selection/choice locally.

Normally in full swing by 8am and finished by lunchtime.

Local Shopping

For morning croisssants and bread there is an excellent bakery in Jegun. There is also a good little supermarket with all the essentials.

Auch has lots of other shopping options including a big Leclerc supermarket on the outskirts of town which you might want to visit during your stay. It is part of a bigger shopping park that has a number of other big chain stores. There is also a very good organic Biocoop supermarket called Les Jardins d’Augusta that has a great selection of grains, pulses, biscuits, oils and juices as well as superb fruit and vegetables. It is very close to Leclerc and if you are into high quality and healthy food then this is highly recommended

Auch

When in Auch we highly recommend a visit to the Cathedral which was built in C15 to C17 and is famous for the 18 stained glass windows by Arnaud de Moles and the 113 carved wooden choir stalls, which took 100 years to create and vividly depict biblical scenes and characters.

Jegun

The closest village to the chateau and within walking distance Jegun is a very early and attractive ‘bastide’ dating from the late C12. The Chateau was originally constructed as part of the fortifications protecting the village. There is a recently opened boulangerie called ‘Papote and Grignote’.  All their baked goods are excellent including irresistible cakes and a baguette ‘gourmande’ that is outstanding.

There is a restaurant ‘La Halle’ in the centre of Jegun by the old market hall building with plenty of outdoor seating.

Jegun has an excellent Pharmacie, a Credit Agricole bank with a cash machine, a post office and a couple of bars including a popular and well-established Irish Bar, called ‘Michael’s Bar’ which offers good live entertainment. There is also an excellent little supermarket with all the essentials and an impressive wine section.

Castera-Verduzan

This town (about 7km North of Jegun on the road to Condom) is much bigger than Jegun with a superb boulangerie (that locals claim has the best croissants and pain au chocolat in Gascony!) and a very good family-run butchers.

The minimarket is excellent and does not close at midday. There is a serious restaurant called La Florida, a gambling casino, a good chemist, a horserace track (that is an absolutely brilliant day out and perfect for families. There are normally 3-4 race days a month in July and August) and a spa of sorts where you can get massages and other body treatments.

Another place well worth visiting in Castera is the brocante called Un Coin du Passe close to La Florida.

Horse Racing

There is a horserace track that makes an absolutely brilliant day out and is perfect for families. There are normally 3-4 race days a month in July and August) in Castera-Verduzan.

Lavardens

A beautiful village close to the chateau and well worth the visit. It has  spectacular old castle ruins and a good restaurant.

The Pyrenées

The Pyrenées are also a great place to spend time, whether for walks, picnics, climbing, canoeing/rafting or just visiting

Canoeing can be enjoyed on the River Baise at Beaucaire, North of Castera.

Gardens

For garden lovers, Coursiana Gardens at La Romieu are well worthy of a visit. Created in 1974 by Gilbert Cours-Darne, an eminent French botanist, the arboretum occupies 6 hectares and has 700 different species of trees and shrubs. There is also a medicinal and aromatic garden which opened in 2002 and a shop.
There is also Couloume Park in Auch which is a 10-acre park created around a 16th century castle with vast lawns and a great variety of vegetation, including 450 trees (257 different species) and 1900 bushes (33 different species), mainly collections of hydrangea and dogwoods (cornus florida).

There is a choice of courses locally at Auch, Eauze, Fleurance, L’Isle Jourdain, Masseube and Tillac.

Cycle Hire

This is excellent bicycling country and a wonderful way to see and enjoy the local area. Bicycles can be hired from Condom.

Music and Festivals

During the summer there are local festivals, including a Country and Western Festival at Mirande, and a renowned Jazz festival at Marciac, which has attracted many big names over the years, with Jools Holland and Ludovic Einaudi included in the 2025 lineup. There are also many other high quality classical musical performances in local churches or Chateaux. The former Cistercian Abbaye de Flaran, has a beautiful ‘son et lumiere’ each summer.

    Additional Information

    Arrival welcome and departure: Tenants will be met on arrival and shown how everything works, both inside and out.

    Wifi, Broadband and mobile signal: There is WiFi signal throughout the main house (StarLink). The phone signal is good.

    House Information Folder: The comprehensive House Information Folder contains details of recommended local shops, restaurants, markets, cultural, sporting and recreational activities plus other suggestions on what to do and where to go in the vicinity.

    Additional entertainment: There is a good selection of family board games. There are a number of English language books. There is also table tennis.

    Music and TV: There is a TV in the Petit Salon with Apple TV. There is a Bluetooth speaker in the Grand Salon.

    Services Included: Garden and Swimming Pool Maintenance. There will be a clean, change of sheets and change of pool towels on the middle Saturday of a 2 week booking.

    Optional/additional services available: Provided sufficient notice is given, a part time cook/private chef can be found. His/her wage will be the tenant’s responsibility and can be ascertained in advance should guests wish.

    Utilities: There is a washing machine.

    Air conditioning and heating: It is an all year round house and there is central heating. There is no air conditioning but fans are available in all bedrooms. Being of traditional construction the house stays cool in the summer with correct use of the shutters.

    Children: There are two travel cots and two high chairs in the house.

    Car Parking: There is ample space for parking beside the house.

    Swimming pool and swimming pool safety: Children must be supervised at all times. The pool is fully fenced. The swimming pool is open from the start of May to the end of September. If guests would like to have the pool open outside of these times please enquire.

    Terms and conditions and the booking process

    The Booking Process: A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 8 weeks prior to the commencement of the tenancy.

    Security Deposit: A Booking and Security Deposit will also be payable to Anglo French Properties Ltd. This will will cover (a) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental and (b) any exceptional cleaning work which may be required at the end of the tenancy. It will be refunded (less any deductions as outlined above) within 4 weeks of the conclusion of the tenancy.

    Minimum stay: Unless otherwise agreed, all rentals will be for a minimum of one week and will begin and end on a Saturday.

    Arrival Time & Departure times: Guests should arrive as soon as possible after 5pm on the commencement day. They will be welcomed on arrival, given a tour of the property and shown how everything works. Tenants should leave by 10am on the agreed day of departure.

    Number of People: Unless otherwise agreed, there should not be more than 14 people staying in the property at any one time.

    Security: The owners’ insurance policy requires that all doors are locked, and that all windows are closed when tenants are away from the property.

    Energy costs are included: The energy costs are included in the rental price.

    Heating costs are included: The heating costs are included in the rental price. 

    Water costs are included

    Linen and towels: Are provided free of charge and will be changed on a weekly basis. Pool towels are included. 

    Smoking: No smoking allowed inside the property.

    Internet access: yes, included in the rental price. 

    Optional / additional services available: any additional services, if available, (eg extra cleaning or cooking) will be agreed in advance at a pre-agreed rate per hour. These costs will be the sole responsibility of the tenant.
