The House and Accommodation

This is an old chateau that has been restored sympathetically to provide every modern amenity.

It has 7 bedrooms of equal size, quality and feel.

Kitchen: a generously sized family kitchen, with an induction hob and an electric oven. There is a large island with bar stools. There is a basin, SMEG appliances (including a kettle, toaster, and coffee machine which takes ground coffee and a percolator, wine fridge, full height fridge freezer. There is a dishwasher. Adjoining the kitchen is an arrière cuisine with 2 basins, a microwave and a washing machine. There is an iron and ironing board.

TV room: There is a TV room with a large flatscreen smart TV. Guests can log into their own Netflix etc accounts. There are a number of English language books in the house for the use and enjoyment of guests.

The South side of the house has two sitting rooms one of which is set up with a card table and an honesty bar.

The entrance hall is also the dining room with a long table capable of seating up to 14 people. The entrance hall has access out onto the North side and the South side of the house.

There is a seating area with a TV on the second floor.

There are 3 additional WC’s (two on the ground floor and one on the first floor).

There are 4 double bedrooms on the first floor and a further 3 bedrooms on the second floor.

Bedroom 1: Double bedroom with ensuite bathroom – First floor

On the South eastern corner of the house, with views to the east over the swimming pool and south over the mature garden.

The double bed (140cms x 190cms) the ensuite bathroom has a bath (positioned to enjoy the easterly views), an overhead walk-in shower, a basin and a WC.

Bedroom 2: Double bedroom with shared bathroom – First floor

Double bed (140cms x 190cms). This bedroom is south facing, with views over the mature garden.

This bedroom would either share an ensuite with one of the other bedrooms on this floor, or use the family bathroom on the second floor.

Bedroom 3: Double bedroom with ensuite bathroom – First floor

Double bed (160cms x 200cms). It has a balcony which looks out over the garden. There is a balcony with a little table and 2 chairs here which makes it a lovely spot for an evening drink, read or morning coffee.

The ensuite bathroom has a double ended bath, an overhead walk-in shower, a basin and a WC.

Bedroom 4: Double bedroom with ensuite bathroom – First floor

Double bed (140cms x 190cms). This bedroom is north facing.

Garden and Grounds

The approach to the house gradually reveals a hidden paradise. It is a totally private area with no neighbours, surrounded by its own woodland and with views over the rolling hills of the Gers. The drive approaches the Chateau from the north side.

The southern terrace has a low coffee table and some chairs positioned under the shade of mature olive trees.

There is a terrace next to the swimming pool with a seating area and a dining table and a gas BBQ.

The gardens and orchard are a pleasure. The garden is populated with a wonderful selection of mature trees providing great interest, welcome shade and an attractive canopy which can be appreciated from the first and second floors of the chateau.

There is a walnut orchard with a few cherry trees forming another attractive aspect of the property and grounds.

 

Swimming Pool

At the Eastern side of the house is a large, modern, salt-treated and heated swimming pool 150cms deep at its deepest.

It is accessed via 3 built in steps.

There is a super terrace next to the swimming pool with a seating area and a dining table and a gas BBQ.

There are sun loungers, sun umbrellas and a set of rattan furniture on the pool terrace.

Pool heating is free in July and August and £200 / week in June and September. Swimming pool heating is not compulsory.

Swimming pool towels are provided.

Chateau Loustère is located just 10 minutes from Auch, a charming historic town in the Gers region of southwest France known for its cathedral, vibrant markets and splendid Gascon heritage.

The nearest bakery, shops and supermarkets can be found in Auch including regular markets. This tranquil part of France is ideal for relaxed countryside living with opportunities for tennis, walking, local wine tasting, the delicious local cuisine and exploring the undisturbed beauty of Gascony.

The larger towns and cities of Auch, Bayonne, Biarritz, Bordeaux, Condom, Pau, San Sebastian and Toulouse are all well worthy of expeditions if time and interest allow.

Explore Lavardens (“Most Beautiful Villages of France”), Castelnau‑Barbarens, Cologne, L’Isle‑Jourdain, and other picturesque bastides villages that abound in the area.

Music and Festivals

During the summer there are local festivals, including a Country and Western Festival at Mirande, and a renowned Jazz festival at Marciac, which has attracted many big names over the years, with Jools Holland and Ludovic Einaudi included in the 2025 lineup. There are also many other high quality classical musical performances in local churches or Chateaux. The former Cistercian Abbaye de Flaran, has a beautiful ‘son et lumiere’ each summer.

Gardens

For garden lovers, Coursiana Gardens at La Romieu are well worthy of a visit. Created in 1974 by Gilbert Cours-Darne, an eminent French botanist, the arboretum occupies 6 hectares and has 700 different species of trees and shrubs. There is also a medicinal and aromatic garden which opened in 2002 and a shop.
There is also Couloume Park in Auch which is a 10-acre park created around a 16th century castle with vast lawns and a great variety of vegetation, including 450 trees (257 different species) and 1900 bushes (33 different species), mainly collections of hydrangea and dogwoods (cornus florida).

Horse racing

There is a horserace track that makes an absolutely brilliant day out and is perfect for families. There are normally 3-4 race days a month in July and August) in Castera-Verduzan.

A stunning late‑Gothic cathedral featuring 16th‑century stained glass and an ornate wooden choir with 1,500 carved figures.

Climb the Escalier Monumental and Statue of D’Artagnan

Also in Auch ! Ascend the 370‑step grand staircase to reach the statue of Gascony’s famous musketeer.

Abbey de Flaran

The Abbey of Flaran is a remarkable site in the Gers. More than a magnificent religious monument it is also a witness of Gers medieval history and an architectural ensemble representative of Cistercian art. Since the 1980s, it has hosted an art center with an impressive collection of works of art. To make you discover it in all its facets, tours are suitable for all ages and you will surely find what you are looking for. Finally, you will enjoy walking around this natural bubble, made up of a charming cloister and a large park.

Hidden in Auch old town’s signature steep lanes, the Musée des Amériques-Auch is housed in the former Jacobin convent. Opened in 1793, recently entirely restored and reworked, this museum is a fascinating journey into millennia of history and artistic traditions.

    Additional Information

    Arrival, welcome and departure: Tenants should arrive from 4pm on the commencement day and leave no later than 10 am on the agreed day of departure. They will be met on arrival and shown how everything works.

    Wifi and Broadband and Mobile Signal: Chateau Loustère has WiFi broadband internet access and good mobile signal.

    House book: A housebook contains helpful information including when and where local markets take place, details of nearby shops, recommended restaurants, picnic spots, local fairs/festivals and many other things to see and do in the surrounding area.

    Additional entertainment: There are a number of English language books, playing cards and board games for the use and enjoyment of guests.

    Music and TV: There is a TV in the chateau. It is a smart TV and guests are able to login to streaming services using their login details.

    Services included: Maintenance of the garden and swimming pool will be discreetly carried out as needed.

    Air conditioning and heating: This is very much an all-year-round house. All the rooms are centrally heated. There are fans in the bedrooms.

    Children: A baby cot and high chair can be provided on request.

    Pool safety: There is a solid pool cover that should be put on when the pool is not in use.

    Swimming pool heating: Pool heating is free in July and August and £200 / week in June and September. Swimming pool heating is not compulsory.

    BBQ: There is a gas barbecue.

    Car Parking: Parking is available outside the house.

    Terms and Conditions

    The Booking Process: A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement with the 75% balance to be paid 8 weeks prior to the commencement of the tenancy.

    Security Deposit: A Security Deposit will also be payable to Anglo French Properties Ltd on signing this Rental Agreement. This will secure the booking and will cover the cost of (a) replacing/making good any losses, breakages and/or damages incurred during the rental, and (b) any exceptional cleaning work which may be required at the end of the tenancy or (c) The cost of swimming pool heating. Pool heating is free in July and August and £200 / week in June and September. Swimming pool heating is not compulsory. This Deposit will be refunded (less any deductions as outlined above) within 4 weeks of the tenancy’s conclusion.

    Tenants should advise Anglo French Properties Ltd at the end of each rental of any breakages, losses and/or damages.

    Minimum stay: Unless otherwise agreed all rentals will be for a minimum of one week. The changeover day is flexible.

    Arrival Time & Departure times: Tenants should arrive between 4pm and 5pm on the commencement day and leave no later than 10 am on the agreed day of departure. They will be met on arrival.

    Number of People: Unless otherwise agreed, there should not be more than 12 people staying in the property at any one time.

    Security: The owners’ insurance policy requires that all doors are locked, and that all windows and shutters are closed when tenants are away from the property.

    Energy costs are included: The energy costs are included in the rental price.

    Heating costs: The heating costs are included in the rental price

    Linen and towels: Bed linen, bath and pool towels are provided free of charge and will be changed on a weekly basis.

    Utilities: Washing machine, iron and an ironing board.

    Pets: Pets are not permitted.

    No EV charging.

    Smoking: No smoking allowed inside the property. Caution should be taken when smoking outside during the summer months as the risk of fire can be extremely high.

    Internet access: yes, included in the rental price.

    Optional / additional services available: any additional services, if available, (eg extra cleaning or cooking) will be agreed in advance at a pre-agreed rate per hour. These costs will be the sole responsibility of the tenant.
