With a tennis court, heated swimming pool and a large garden and grounds not only is it very comfortable and convenient to live in and out of but it also also offers an attractive degree of space and freedom for families and children.

It is very well located being just 15 minutes from St Tropez and 10 minutes to the beaches and villages on the south side of The St Tropez Peninsular.

The House and Accommodation

The main kitchen and living/sitting room This is a large, well lit and welcoming open plan family space comprising: a sitting area with sofas, armchairs and a coffee table with a traditional stone fireplace with a flat screen TV and DVD machine. Three sets of French doors open onto a terrace which runs the full length of the South side of the villa and to the lawn, pool and tennis court.

Beside the Sitting Room and adjoining the Kitchen is a Dining Area. This has a dining table comfortably seating 10. There is space to add a table to this if necessary but in summer months most dining takes place on the terrace.

The remaining part of the room is a kitchen semi divided from the dining area by base kitchen units and from the living area by a short abutment wall. The kitchen forms a square of its own but with open access to the rest of the room as described above. The kitchen is well equipped with base and wall units, a dishwasher, an electric/gas cooker and an electric oven. There is a fridge, a microwave oven and coffee making machine.

Second sitting room: with comfortable sofas, a large flat screen TV and French windows leading out to the terrace and garden on the western side.

Bedrooms & bathrooms

Bedroom 1: At the Eastern end of the sitting Room is Bedroom 1 with double bed (1.5w x 2m), fitted cupboards and French doors opening to the Southern terrace. It has an Ensuite Bathroom, with a bath, shower, WC and washbasin.

Bedroom 2 – a children’s bedroom with two pairs of bunk beds (4 bunk beds in total measuring .9w x 2m). There are ladders to the top bunks which have guard boards. There is a children’s desk and windows opening to the North. This bedroom shares a bathroom with bedroom 5, it has a washbasin, walk in shower and WC.

Bedroom 3 A double bedroom (super king size bed 1.8w x2m) and French doors opening to the western terrace/garden. It has an ensuite bathroom with walk in shower, washbasin and WC.

Bedroom 4 Double bedroom double bed (1.6w x 2) with bed that can be split into two to form a twin bedroom with French doors opening to the West. It has an ensuite Bathroom with WC, washbasin and walk in shower

Bedroom 5 a double bedroom (Super king Bed 1.8w x 2m) with a bed that can be split to form twin beds. French windows open to the vineyard. This bedroom shares a bathroom with bedroom 2, it has a washbasin, walk in shower and WC.

Bedroom 6: on the first floor, this is a double bedroom (bed 1.5w x 2m). French windows open east. This uses a separate WC and Bathroom with bath, (with shower hose and curtain) washbasin and French windows opening to the South.

Bedroom 7: with superking double bed (1.8w x 2m) and French windows opening West. It has an Ensuite Bathroom with twin washbasins, walk in shower and WC. French windows open West.

NB: There is air conditioning in all bedrooms except for Bedroom 1. There are hair dryers in all bathrooms.

Garden and Grounds

The villa is surrounded by its own garden and grounds. A small vineyard is located alongside the unmetalled drive that approaches the villa. The remainder of the gardens and grounds are principally to the South and West of the Villa.

The Southern terrace adjoins the main garden area. The swimming pool is located a short walk across the garden and the tennis court is conveniently located beyond a lawn area next to the pool.

The all weather tennis court adjoins the swimming pool a short walk from the villa and there is a pétanque court between the two.

​​An area of lawn adjoins the pool, ideal space for children to play, with two small football nets.

A smaller lawn area adjoins a terrace on the West side shaded by a wisteria and separate loggia. Here again is a separate set of furniture to relax and enjoy the setting sun. 

All of these areas provide a generous choice of seating in peace, shade or sun to suit for all hours of the day.

Additional buildings, terraces and eating areas

The main living area opens naturally and invitingly through French windows to a loggia/terrace running the full length of the Southern side of the villa. Part of this forms a dining terrace with table capable of seating 14 and the other half a seating/relaxing area.

There is a gas and a coal barbecue.

Swimming Pool

The heated swimming pool measures 13m x 6m and is entered by Roman steps one end and a ladder the other. The pool varies in depth from 1.1m at the shallow end to 2m. A terrace under the shade of a bamboo gazebo is located to one end of the pool provides a comfortable relaxing area in sight of the pool. A paved terrace otherwise surrounds the pool on which are 9 sunbeds and two large parasols. An attractive planted area with a mix of flowering shrubs and plants links the Southern terrace with the pool area.

Location

The villa is entered through electric gates off the D559 road running between Port Grimaud and La Croix -Valmer. The village of Gassin is only a short drive (and within sight) up the hill to the East. Villa Davigne is an oasis of comfort and privacy yet only 15 minutes from St Tropez.

Gassin is a 6 minute drive and along with La Croix Valmer (6 minutes in the opposite direction) is the closest port of call for freshly baked croissants and some light shopping. Cogolin (11 minutes/6kms) has excellent shopping for everyday needs including a Leclerc supermarket and a nice choice of good to excellent restaurants.

St Tropez with its famous beaches, old harbour, restaurants, clubs and bars, luxury yachts and marina’s is only 15 minutes/10kms away. Port Grimaud, with its beaches, pretty houses and restaurants lining canals and squares is only 10 minutes/6kms.

Toulon (Hyeres) airport less than an hour (47kms) to the West

Marseilles airport is about 1hr 40 minutes

TGV

The TGV from Paris stops at Les Arcs, St Raphael, Frejus and Cannes all of which are within easy reach.

Things to see and do nearby

Markets

Local produce amid colourful hustle and bustle. Normally in full swing by 8am and finished by lunchtime. Suggest St Tropez (Tuesday and Saturday), Cogolin (Wednesday and Sunday), La Garde Freinet (Sundays) and Grimaud (Thursdays)

Restaurants

There is an extensive choice of good to outstanding restaurants for all budgets. A recommended selection are contained in The House Information Folder.

Beaches

The best known is Pampelonne Beach near Ramatuelle. A nice destination for a family lunch is at Les Salins on La Plage des Salins near St Tropez. The beach at Gigero has several restaurants by the beach and the bay is charming. It is a super walk also from here to Escalet.

Bicycling/Bike Hire

This excellent bicycling country is a wonderful way to see and enjoy the local area. Bicycles can be booked on arrival. There is a cycle track running from the back gate of the property to La Croix Valmer which is an excellent shaded safe and easy route for running or cycling.

Walks/Walking

There are wonderful walks over the area and a more extensive choice locally.

Riding for children

There is an excellent local riding school for small children where there are also lots of farm animals to see and even a wild boar! Children are led on Shetland and other ponies. There is also a good playground.

Tennis

There is a tennis court in the garden. There is a selection of tennis rackets and balls in the villa.

Golf

There are good courses locally at Beauvallon (c 15 minutes), St Maxime (20 minutes), St Endreol (50 minutes) and Barbaroux (60 minutes). There is also an excellent new Golf driving range just outside Grimaud. This is an impressive driving range and a 9 hole pitch and put course on synthetic grass which is great fun even for non golfers.

Ski-ing

The ski slopes of The Alpes Maritimes are only two hours away for those wishing to ski in the winter months.

Wildlife

There is much of interest. In May and June cuckoo’s will be heard and sometimes a hoopoe in the garden. Nightingales also sing with great amour at this time. The frogs strike up a fine chorus in Spring and early summer. Sanglier (Wild Boar) are about but the garden is safely fenced.

There are a wide choice of local vineyards most of which offer tastings and encourage on the spot purchases. Domaine Davigne has its own vineyard

Arrival welcome and departure: Tenants will be met on arrival and shown how everything works, both inside and out.

Wifi, Broadband and mobile signal: There is broadband internet access throughout the main house and on the adjoining terraces. 

House Information Folder: There is a House Information Folder with details of recommended local shops, restaurants, markets, cultural, sporting and recreational activities plus many other suggestions on what to do and where to go in the vicinity. The folder also includes maps, brochures and contact details of local doctors, dentists, plumbers, electricians and services.

Additional entertainment: There are a number of English language books for the use and enjoyment if guests

Music and TV:  There is a large flat screen TV.

Services included: 4 hours of cleaning per day on two days per week are included in the rental aswell as swimming pooland garden maintenance. 

Optional / additional services available: Provided sufficient notice is given, a part time cook can probably be found. His/her/their wage will be the tenants responsibility and can be ascertained in advance should tenants so wish.

Air conditioning and heating: There is air conditioning in all bedrooms except for Bedroom 1.

Children: There is a travel cot and high chair 

Car Parking: There is a parking area sufficient for 4 (+) vehicles immediately adjoining the house.

Terms & conditions and the booking process

The Booking Process – A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 8 weeks prior to the commencement of the tenancy.

Security Deposit – A Booking and Security Deposit will also be payable to Anglo French Properties Ltd on signing this Rental Agreement. This will secure the booking and will cover (a) the cost of international telephone calls made on the landline during the tenancy, (b) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental, (c) pool heating if required (see ‘Gardens and Grounds’ above), and (d) any exceptional cleaning work which may be required at the end of the tenancy. It will be refunded (less any deductions as outlined above) within 4 weeks of the tenancy’s conclusion.

Minimum stay: Unless otherwise agreed, all rentals will be for a minimum of one week and will begin and end on a Saturday.

Arrival Time & Departure times: Tenants should arrive as soon as possible after 4pm on the commencement day. They will be welcomed on arrival, given a tour of the property and shown how everything works. Tenants should leave by 10am on the agreed day of departure.

Number of People: Unless otherwise agreed, there should not be more than 12 people staying in the Main House and the Annexe at any one time.

Security: The owners’ insurance policy requires that all doors are locked, and that all windows and shutters are closed when tenants are away from the property.

Energy costs are included: The energy costs are included in the rental price.

Heating costs are included: The heating costs are included in the rental price. 

Pool Heating: The pool can be heated at a cost of 200 per week.

Linen and towels: Bed linen, bath and pool towels are provided free of charge and will be changed on a weekly basis.

Smoking allowed: No smoking allowed inside the property. Caution should be taken when smoking outside during the summer months as the risk of fire can be extremely high.

Internet access: yes, included in the rental price. 

Optional / additional services available: any additional services, if available, (eg extra cleaning or cooking) will be agreed in advance at a pre-agreed rate per hour. These costs will be the sole responsibility of the tenant.
