"We had a fantastic week at Bastide Saint Vincent during summer 2025. It was a multi-generational family holiday and the villa worked perfectly for all of us whether you were 2 or 72! It is an extremely comfortable villa, beautifully decorated, well-appointed with everything that you could need and yet still feels homely. There has clearly been a lot of thought into how to make the villa work in the most convenient way for living in general but also as a larger group ie multiple dishwashers, multiple places for dining, plenty of fridge and freezer space plus the fully equipped outdoor kitchen right next to the pool is a highlight and truly enhances outdoor summer living. The pool was thoroughly enjoyed by everyone especially our very young children and the solar cover worked well to keep it warm without needing to heat it. This is a very special villa - it’s conveniently located to be close enough to anything you may want to do, yet it feels off the beaten track and has wonderful views across the valley. I would highly recommend it."

The House and Accommodation

The main living areas are on the Ground Floor which orientates and opens  naturally to the gardens and grounds.

Main Living/Sitting Room: A spacious, attractive family room filled with natural light is the largest living space on the ground floor and leads/opens to the kitchen, gardens, outside eating areas and grounds. Two large sofas and armchairs surround a coffee table in front of an open fireplace with stone surround. There is a large flat screen TV. Cupboards contain a large selection of family board games and childrens toys. A partly separate area of the room contains a small children’s table and more toys.

Two double French Windows open to the garden on the East side and further French windows open to a recently refurbished Dining/Sitting Room with floor to ceiling sliding windows flooding the room with light and opening to the gardens.  Here, with generous seating around a long table views can be enjoyed over the garden and to the hills and castle of Grimaud.

A short passageway leads to a kitchen breakfast room off which is a downstairs WC, storage cupboards, a full height freezer/fridge/ice maker, washing machine and tumble dryer. A further door leads outside to The Annexe and gardens on the North side.

The Kitchen and breakfast room naturally adjoin each other. The newly fitted and superbly equipped kitchen has an attractive island surface, range cooker with double oven, warming ovens, induction hob, gas hob and plancha grill. There are two fridge / freezers (where they can be used as either fridges or freezers), two dishwashers,  a double sink, fitted base units, kettle, toaster, food processor, Nespresso coffee making machine and extensive ancillaries in the kitchen. In the breakfast room there is a full height fridge and a full height fridge / freezer with ice maker.

Garden and Grounds

Approached along its drive and flanked by its own vineyard, La Bastide Saint Vincent is surrounded by gardens and grounds with superb far reaching views over the valley of Prignon towards the hills rising to Grimaud.

The drive, itself accessed from an unmetalled road through vineyards, leads  through security gates to a gravelled parking area with ample parking space and a garage for two cars.

The gardens slope away to the East from the house and terraced eating areas. There is a delightful Eastern style pagoda with reed roof and round table for eating out in the garden. Populated with distinctive mulberry trees the lawns are framed by a mix of flowering shrubs giving bursts of changing colour through spring, summer and autumn.

Summer Kitchen 

Next to the swimming pool is a fantastic shaded seating area and dining area. There is a fully equipped summer kitchen with a BBQ, an under-counter fridge, an under-counter freezer and a drinks fridge.

 

Swimming Pool

Within view of the house in re-landscaped gardens is a beautifully sited, heated and filtered swimming pool measuring 13m x 6m.

With built in steps it is 1m at the shallow end and 2.5m at the deep end.  There are sun beds and sun umbrellas arranged around the pool and a magnificent, recently constructed pool house with fully equipped summer kitchen, bar, dining and seating areas.

The swimming pool is heatable on request for which there is a separate charge.

 

Location

The final couple of kms of approach along unmetalled roads through local vineyards lend an air of Provencal remoteness, charm and rural simplicity. La Bastide Saint Vincent is a genuine refuge of complete comfort, peace and privacy and yet, remarkably, is only 4 kms from Grimaud and 12 kms from St Tropez.

Grimaud is a 5/10 minute drive and the closest port of call for freshly baked croissants. Grimaud has adequate shopping for everyday needs and a nice choice of good to excellent restaurants.

La Bastide Saint Vincent is about 45 minutes South of the Le Luc turn off the A8 (between exits 36 and 35).

Local Markets

The local markets are well worth a visit. The favourite is in St Tropez on Tuesday and Saturday mornings. Leave by 7.30 / 8 at the latest to avoid the worst of the coastal traffic.

Golf pitch and putt / Driving Range

There is a new facility called Golf Up just outside Grimaud on the way to St Tropez then direction Port Grimaud. The driving range is impressive and the 9-hole pitch and put course on synthetic grass is great fun to play even for non-golfers.

Horse Riding

The La Mene riding school is great for small children. They offer led rides on ponies and horses or lessons in the school. It is a 20-minute walk / 5 minute drive from La Bastide. By foot you can cut up to the hamlet from Chemin De Val De Gilly.

 

Vineyards

There are a wide choice of local vineyards most of which encourage tastings and on the spot purchases.

Wildlife

In May and June you will hear the cuckoos and quite often a hoopoe can be spotted. Occasionally you will spot a Hermann tortoise and in April and May there is a noisy chorus of frogs at dusk. Occasionally you will spot a snake but they are harmless. Loir are nocturnal squirrel like creatures with bushy tails.

Beaches

The best known is Pampelonne Beach near Ramatuelle, with a number of beach restaurants, including the legendary Club 55 restaurant.A lovely spot for a family lunch is Les Salins on La Plage des Salins near St Tropez.With tables in the sand and very close to the water, children can play in the rock pools.

Another option is Gigaro, a charming bay, which has several restaurants by and on the beach. Head for La Foux roundabout and take the road to La Croix-Valmer. There is a stunning walk along part of Le Sentier du Littoral coastline which begins there. 5km later you arrive at Escalet having clambered up cliffs and seen amazing creeks and inlets

Go Karting

There is a go karting track with activities for all ages next to “Golf UP’. Just outside Grimaud.

    Additional information

    Arrival, welcome and departure: Tenants will be met on arrival and shown how everything works, both inside and out. Arrival time is not before 4 pm on Saturday and departure time is by 9.30 am on Saturday.

    Wifi, Broadband and mobile signal: There is WiFi internet access throughout the house and by the pool.

    House Information Folder: The House Manual kept at La Bastide gives further detail on all of the information mentioned on this website.

    Additional entertainment: There are a number of English language books and family board games for the use and enjoyment of guests.

    Music and TV: There is a large flat screen TV.

    Services included: Pool and garden maintenance. 2 hours of cleaning per day is included.

    Optional / additional services available: Any additional hours of housework on top of the 2 hours a day included should be agreed by prior arrangement and paid direct by guests. Provided sufficient notice is given, a part time cook can be found. His/her wage will be the guest’s responsibility, and can be ascertained in advance should guests wish.

    Utilities: There is a washing machine and a tumble dryer. There are dishwashers in both the house kitchen and the cuisine d’été. There is an iron and ironing board.

    Air conditioning and heating: There is air-conditioning in all the bedrooms and in the principal rooms.

    Car Parking: There is plenty of parking on the property close to the house.

    Pool Safety: Children must be supervised at all times. There is a solid electrically operated pool cover. 

    Children: There are cots and highchairs for children. There is a bottle steriliser, potty and stools for the bathrooms. There are enamel plates and bowls and plastic glasses that are suitable for children, as well as small cutlery in the kitchen.

    Terms and Conditions

    The Booking Process: A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 8 weeks prior to the commencement of the tenancy.

    Security Deposit: A Booking and Security Deposit will also be payable to Anglo French Properties Ltd at the same time as the 75% balance of the rent. This will secure the booking and will cover (a) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental and (b) any exceptional cleaning work which may be required at the end of the tenancy. It will be refunded (less any deductions as outlined above) within 4 weeks of the conclusion of the tenancy. Tenants should advise Anglo French Properties Ltd at the end of each rental of any breakages, losses and/or damages. This is in lieu of an inventory.

    Minimum stay: Unless otherwise agreed, all rentals will be for a minimum of one week and will begin and end on a Saturday.

    Arrival Time and Departure times: Tenants should arrive no earlier than 4pm on the commencement day. They will be welcomed on arrival, given a tour of the property and shown how everything works. Tenants should leave by 9.30am on the agreed day of departure.

    Number of People: Unless otherwise agreed, there should not be more than 13 people staying at the property.

    Security: The owners’ insurance policy requires that all doors are locked, and that all windows and shutters are closed when tenants are away from the property.

    Energy costs are included: The energy costs are included in the rental price.

    Heating costs are included: The heating costs are included in the rental price.

    Water costs are included: Water costs are included in the rental price.

    Linen and towels: Bed linen, bath and pool towels are provided free of charge and will be changed on a weekly basis

    Smoking allowed: No smoking allowed inside the property. Caution should be taken when smoking outside during the summer months as the risk of fire can be extremely high.

    Internet access: Included in the rental price.

    Optional / additional services available: any additional services, if available, (eg extra cleaning or cooking) will be agreed in advance at a pre-agreed rate per hour. These costs will be the sole responsibility of the tenant.

    Insurance: It is compulsory that all guests have comprehensive travel insurance including personal liability cover which can adequately cover major damage to a rented holiday property caused by you or your party.
