The Main House and Accommodation

The total potential accommodation amounts to 20* with the flexibility to use the two gîtes either as separate accommodation or to provide a degree of independence between generations or families within a single larger group.

Kitchen: The kitchen is a semi-professional kitchen with stainless steel worktops. There is an electric oven with 5 gas rings. There are two dishwashers, one large fridge freezer. There is an ice maker, a microwave, a toaster and plenty of cafetières.

There is a huge selection of pots, pans, frying pans, crockery and cutlery. This is a fantastic kitchen with plenty of work tops and space, and every item of high quality cookware for the house and the number it accommodates.

Dining Room: Off the kitchen, up a couple of steps, is a dining table seating 12 in a glass conservatory. In the summer all the doors open out onto the terrace.

The Grand Salon: There are two seating areas in the grand salon, the first surrounds a large flat screen smart TV with 3 sofas. The other surrounds a wood burner with two arm chairs and two large sofas. It is features like this that make this house appealing in all seasons.

There is access through large double doors onto a terrace with views over to the church on the hill opposite. This terrace is a wonderful place for a sundowner and there is seating there for that.

There is a downstairs loo.

The Snug: This has a large flat screen smart TV with two comfortable sofas and an armchair. There is a log burner. There is a large desk here too with two monitors for those who may need to work.

The Library / Petit Salon: There is a large, long sofa here and 4 armchairs. There is a good selection of English language books.

Gîte 1 - La Cave

This is a totally self-sufficient gîte with an additional 3 ensuite bedrooms.

It has a wood burner to heat the downstairs space that makes it very snug in the winter. There is a dining table seating 8.

There is a kitchen area accessed up two steps from the kitchen and separated from the rest of the space via a breakfast bar.

There is a fridge freezer, microwave, toaster, kettle, double basin, dish washer, as well as all the crockery, cutlery pots and pans necessary for the accommodation in the gîte.

Outside area: It has its own small swimming pool and terrace, with an outside dining table seating 8. The pool for La Cave is fully fenced and heated and measures 7m x 4m.

Gîte 2 - La Cuverie

La Cuverie is totally self-sustaining. It has a fridge and a freezer, a microwave, toaster and an ice maker, coffee making machine and a dishwasher. There are 4 electric hobs and an electric oven. It has all the crockery, pots, pans cutlery and utensils required for the accommodation, independent of the main house.

The sitting area has a pellet burner and a large flat screen TV as well as a large L shaped sofa.

There are 3 bedrooms in Gîte 2 – La Cuverie, two on the first floor which are accessed via a steep spiral staircase and one on the ground floor. (NB: the staircase is very steep and is not be suitable for people with unsure footing).

Outside area: La Cuverie Gîte has its own walled patio immediately accessible from its kitchen / dining area. This is secluded by a wall from the main house and a low wall on its western side allowing a delightful view across to the village church. A dining table seats 6 comfortably and there are two reclining chairs and a separate sitting area enjoying the westerly view. There is a BBQ.

Gîte 2 – Bedroom 1 – Ground Floor

The downstairs bathroom has a shower, a sink and a loo. There is a washing machine and a tumble dryer in the bathroom too.

Terraces and Eating Areas

On the northeastern corner of the house is a glass conservatory with dining table. This opens out onto a large terrace where it is possible to eat outside on a wooden dining table seating 12 comfortably. Half of this terrace is also occupied by a seating area with rattan furniture under the shade of a sun umbrella.

There is another dining table seating 12.

There is a Big Green Egg BBQ.

It is perfectly possible, if the occasion requires, to set up a single arrangement of dining tables in the garden between the conservatory and swimming pool to seat all members of a larger group together in one.

Off the Grand Salon, on the other side of the house, is another terrace. The owners often use this as their sundowner terrace as it has wonderful westerly views to the village church and valley.

There are also the terraces adjoining each of the Gîtes.

Swimming Pool

Steps lead up to the heated swimming pool measuring 14 m x 7 m (77cm at the shallow end and 2m at the deep end). There are built in corner steps at both corners of the shallow end and metal ladder steps at the deep end.

The swimming pool is alarmed and it has a plastic cover.

There are plenty of sun beds under sun umbrellas that can be arranged on either side of the pool. At one end of the pool there is a dining table with seating for 12.

Swimming pool heating is included in July and August but will be charged extra @ £300/week during June and September.

Pool heating before June and after September is not guaranteed and, if available, will be charged at an additional price per week to be agreed.

Garden and Grounds

The domain is completely surrounded by a tall leylandi hedge which frames its extensive lawns.

The entrance is through the hedge and down a wide drive on the southern approach to the house, flanked by cedar trees.

The inner curtilage of the manor is entered through wrought iron gates through a wall from a circular parking area and leads straight up to the front door of the main house.

From here it is possible to drive past the two gîtes on the west side of the house to a parking area for 6+ cars away from the dwellings on the northwest corner of the property.

The heated swimming pool and recreational areas of the garden for the manor are predominantly located on the eastern side of the house.

There is a hammock and a large trampoline with nets for children with safety sides.

There is a childrens’ slide and swing,  children’s football nets and a table tennis table.

Location

Manoir Adélard is in the village of Saint-Crépin-et-Carlucet in the Dordogne, some 15kms from the popular medieval market town of Sarlat-le-Canéda.

The closest bakery is in Salignac (3 mins by car) but the best bakery which is well worth the trip is in St Geniès (8 mins by car). There is an Intermarché supermarket in Salignac (closest) but the best supermarket is in Sarlat (E Leclerc) which has a huge selection of wine and an inspirational cheese counter

There is so much to do in this area of France, from cycling, to canoeing down the Dordogne, exploring the Lascaux caves or visiting old castles. It is a popular region for very good reason.

Local Food

Truffles and foie gras are a speciality in the many good to outstanding restaurants in the region, very much including the market and restaurants in the nearby medieval town of Sarlat.

This is an extremely popular pub in the area with a great atmosphere. It serves great local food.

Local Markets

There are open-air markets in numerous local towns and villages taking place on different days of the week. Details are contained in the House Manual.

Very well worth a visit is the Saturday market in Sarlat and Montignac on Wednesdays.

Night Markets

St Geniès night market on Wednesday evenings is not to be missed– with food and a “soirée gourmand”. Lots of duck, fish, pizza, local butcher. Take your own wine and get there early to be sure of good seats.

There are lots of other night markets locally and in different villages. There is more information on this in the house information folder kept at the Manoir.

Fairs, Festivals and Fêtes

Fairs, festivals and concerts are held in the region throughout the summer, including the renowned Festival du Film de Sarlat every November. Details are available in the Tourist Office in Sarlat.

Golf

The nearest golf course (9 holes) is Golf de Rochebois at Vitrac (8 kms). Golf de la Forge (also 9 holes) is at Siorac-en-Périgord (10 kms), whilst the 18 hole Golf la Croix de Mortemart is near Le Bugue (15 kms).

Tennis Courts

Tennis courts are available in Salignac-Eyvigues (7 minutes drive away or, if you have hired bikes, a 25 minutes cycle ride).

These are open access, so you can play as long as they are not occupied or you can reserve a specific slot via the Mairie by calling them on + 33 05 53 28 81 48

Canoes and Kayaks

Canoes and kayaks can be hired at various points on the magnificent Dordogne river to paddle serenely past chateaux and negotiate some gentle rapids.

Riding

Local riding stables offer everything from riding lessons to treks. We recommend visiting the local tourist offices for more information. The Tourist Office in Sarlat is particularly good (website here)

Chateaux

Nearby are many stunning chateaux that are well worth a visit – Beynac, Castelnaud, Commarque, Les Milandes, Fénelon, Biron, Puymartin and Bourdeilles to name but a few..

Gardens

There are some exceptional gardens that are open to the public – Jardin/Manoir d’Eyrignac, Chateau d’ Hautefort and Marqueyssac are examples.

Every Monday night in July and August the ornamental gardens of Eyrignac (12 mins away) host a white nights picnic with live music and fireworks. Everyone has to wear white, and the gardens are all white which creates a real atmosphere. These gardens have been owned by the same family for 22 generations and have incredible views.

Churches and Abbeys

Amongst the many ecclesiastical buildings of note are the Abbeys of St Amand de Coly and de Cadouin.

Local towns and Villages

Fascinating small towns and villages abound – Rocamadour, Domme, Salignac, La Roque-Gageac, Montignac (where the caves of Lascaux are situated), St Cybranet, La Roque St Christophe, Léon-sur-Vézère and many others.

Hot Air Balloons

Hot-air ballooning is a special attraction with many ballooning organisations to choose from.

Caves

The pre-historic caves of Lascaux and Les Eyzies and their fascinating wall paintings are world renowned.

Also well worth a visit are the Grotte du Grand Roc, and the Gouffre de Padirac near Le Bugue (also with an excellent aquarium).

Cycling

Bicycles can be hired in Sarlat and delivered to the property. There are so many small country roads to explore by bike.

    Additional Information

    Arrival, welcome and departure: Tenants will be welcomed on arrival and shown how everything works, both inside and out.

    Wifi, Broadband and mobile signal: There is WiFi signal throughout the house and the two gîtes.

    Additional entertainment: There is table tennis, football goals on the lawn, a trampoline and swings. There is a selection of children’s toys as well as a great selection of board games and card games available for the use and enjoyment of guests.

    Music and TV: There are two TV’s in the main house and one in each gîte. There is a music system in the main house.

    Services Included: Garden and Swimming Pool Maintenance. A mid stay clean will be included for any booking of two or more weeks.

    Optional/additional services available: Provided sufficient notice is given, a part time cook/private chef can be found. His/her wage will be the tenant’s responsibility and can be ascertained in advance should guests wish. If guests would like additional cleaning during their stay, provided sufficient notice is given this can also be arranged. Again, his/her wages will be the tenant’s responsibility and can be ascertained in advance should guests wish.

    Utilities: There is a washing machine and tumble dryer for the use of guests in the main house and in each of the gîtes.

    Air conditioning and heating: There is air conditioning in every bedroom in the main house and the gîtes. The house can heated throughout during low season.

    Children: Highchairs and cots are available and can be provided on request.

    Car Parking: There is ample space for parking beside house.

    Pool Safety: Children must be supervised at all times. There are two swimming pools on the property. The Main House swimming pool is alarmed, but not fenced, and has a soft plastic pool cover. The small gîte swimming pool is fully fenced.

    Terms and conditions and the booking process

    The Booking Process: A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 10 weeks prior to the commencement of the tenancy.

    Security Deposit: A Booking and Security Deposit will also be payable to Anglo French Properties Ltd on signing this Rental Agreement. This will secure the booking and will cover (a) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental (b) the cost of swimming pool heating if appropriate and (c) any exceptional cleaning work which may be required at the end of the tenancy.

    It will be refunded (less any deductions as outlined above) within 4 weeks of the conclusion of the tenancy.

    Minimum stay: Unless otherwise agreed all rentals will be for a minimum of one week and will begin and end on a Sunday.

    Arrival Time and Departure times: Tenants should arrive as soon as possible after 4pm on the commencement day. They will be welcomed on arrival, given a tour of the property and shown how everything works. Tenants should leave by 10am on the agreed day of departure.

    Number of People: Unless otherwise agreed there should not be more than 20 people staying in the property at any one time.

    Security: The owners’ insurance policy requires that all doors are locked and that all windows are closed when tenants are away from the property.

    Energy costs are included: The energy costs are included in the rental price.

    Heating costs are included: The heating costs are included in the rental price. 

    Water costs are included: The heating costs are included in the rental price.

    No EV charging.

    Linen and towels: Are provided free of charge and will be changed on a weekly basis. Pool towels are also provided. 

    Smoking: No smoking allowed inside.

    Internet access: Yes, included in the rental price. 

    Optional / additional services available: Any additional services, if available, (eg extra cleaning or cooking) will be agreed in advance at a pre-agreed rate per hour. These costs will be the sole responsibility of the tenant.
