The House and Accommodation

Entrance hall, the front door to the villa leads into an entrance hall with the stairs leading to the first floor off which there is a downstairs cloakroom and WC.

Mid-level sitting room: Between the entrance and the kitchen / dining room / seating area is a another area to sit and relax. It has an L shaped sofas and two armchairs. A large rock face is exposed here and enables a dramatic appreciation for how the property is built into the rock.

Kitchen / Dining Room / Sitting Room: Four steps lead down into the main open plan living area. This is a room filled with natural light with exposed wooden beams and terracotta flooring. French doors lead out onto the main terrace.

The first part is a kitchen with a big stone fireplace and a wooden island.

The kitchen has a gas Lacanche cooker with 4 rings and a hot plate. It has two ovens. There are two sinks, a toaster and a kettle, an extensive selection of pots and pans and cooking utensils and a fridge. It has all the crockery necessary for a maximum of 8 people. There is a coffee press. There is also an “arrière cuisine” with another fridge / freezer, a further sink and fridge freezer, microwave and Nespresso coffee making facilities.

There is a table seating a maximum of 10 people.

The seating part of this room has two sofas and two armchairs centreed around another stone fireplace and a coffee table. Here there is a small flatscreen TV.

There are windows on 3 sides of this room. French doors open onto the entrance terrace to the house (north). There are French windows either side of the main fireplace facing east and then a further two sets of French doors which open onto the main terrace that runs the length of the southern side of the house.

TV room: The TV room is a couple of steps up from the entrance hall. It has a large flat screen TV with a selection of DVD’s and Sky.

Bedrooms and Bathrooms

There are ceiling fans in all upstairs bedrooms. There is no air conditioning.

Bedroom 1 – Twin or Double bedroom

This bedroom can either be two single beds or a superking double. It is the only bedroom on the ground floor and has it’s own ensuite bathroom.

It had French doors that open onto the front of the house.

The ensuite bathroom has a large walk-in shower, a basin and a WC.

It has a ceiling fan.

Bedroom 2 – The Master Bedroom – Double ensuite

King size double bed. A room filled with natural light with windows facing East and South.

Three steps lead down into it’s ensuite bathroom which has a freestanding bath, large stone tiled walk-in shower and two basins and a WC.

Double doors open from the master bathrooms onto a myriad of paths and terraced areas behind the house and in front of the rock that forms the backdrop to the property.

It has a ceiling fan.

Bedroom 3 – Deedee room – Twin Bedroom

Twin single beds with French doors and Juliet balcony facing East.

Shares the use of a bathroom with Bedroom 4. The bathroom has two basins, a bath and a WC.

Garden and Grounds

Two large French doors open from the main kitchen / living area onto a superb south and east facing terrace partially shaded by a pergola and a mature mulberry tree.

There is seating on an outside dining table for 8 people, two sun loungers and a bench and seating area centred around a low table overlooking the views. All the seating and dining areas of this terrace have the fantastic views East over the distinctive and dramatic Alpille/ Provençal landscape.

Paths lead down to the infinity swimming pool from the terrace either via a wisteria covered walkway or steps.

There is access to the rear paths criss crossing the land up to the rock that frames the position of the house.

To the rear of the pool, house and gardens, the Alpille rock faces form impressive natural stone sculptures.

Swimming Pool

Set just south of the house on a lower level is the infinity swimming pool. It has the same fantastic views as the main terrace over the Provençal landscape and is bounded on the lower side by a row of mature olive trees.

Inbuilt steps lead into the rectangular pool. It is c 1.5m deep in the shallow end and 3m deep at the deep end. The pool measures 5m x 13m.

There are 6 poolside loungers and a sun umbrella for shade.

There is an outdoor shower. There is a WC.

The swimming pool can be heated on request.

The pool is alarmed but not fenced.

Location

Mas de Roche is located very privately but only a 20 minutes walk to the village Les Baux de Provence, which has bakeries, restaurants and museums galore.

The villages of Maussane les Alpilles and Saint Rémy de Provence are within 10 kms.

Avignon, the famous papal city of Provence, also designated as a world heritage site, is 20kms

Avignon (40 mins / 21 miles)  During May to September there is a direct train from London St Pancras to Avignon with a journey time of 6 hours. Please check the Eurostar website for the schedule. 

Things to see and do nearby

Saint-Rémy de Provence

10 minutes drive from the property and the closest place for a large grocery store.

St Rémy is a very picturesque and now fashionable Provencal town. It is the perfect destination for a quick ice cream and a wander around its narrow medieval alleyways. Not to miss whilst there are the ancient ruins of the Roman city of Glanum.

There are a great selection of restaurants and bars, and the evening atmosphere is great.

Tennis

There are tennis courts in Maussanne les Alpilles (4km). They need booking in advance but are rarely busy.

Closest boulangerie

The closest place for a boulangerie is in either Maussanne les Alpilles (4km) or Paradou (5km). It is easier to park in Paradou.

Les Baux de Provence

This town is a 20 minutes walk of the property. It has a small grocery store.

On a rocky plateau 245m high. From here a superb view can be enjoyed over Arles, the Camargue and the Alpilles.

This immense and superb stone fortress is one of the “must-sees” on the Provencal tourist trail. The village is officially classified and labelled as “one of the most beautiful villages in France”. Its cultural heritage is exceptionally rich, with 22 architectural treasures classified as “Historic Monuments” including the church, chateau, town-hall, hospital, chapels, houses, doorways… without counting items of furniture and a collection of paintings.

The village has been painstakingly restored and is now one of the most popular attractions in the region

Route des Vins
Avignon

Avignon is 40 mins ( 23 miles) from the property.

There is the Palais des Papes, an important medieval gothic building, boasting one of the largest gothic fortresses in Europe as well as La Chartreuse, the Carthusian monastery founded in the 1300’s by Pope Innocent VI. There is also excellent shopping in Avignon.

L’Isle-sur-la-Sorgue

55 mins (26 miles) You can take a leisurely boat ride on the canals that pass through L’isle sur-la-Sorgue which is a small but vibrant town, particularly well known for its many antique shops.

Gordes

1 hour (32 miles) Gordes is one of the most well-known hilltop villages in the region and one of the most beautiful in France.

Full of small boutiques, cafes and art galleries, this stunning village in the Vaucluse is the perfect spot for a lunch and an afternoon stroll. The residents, referred to as Gordians, are known for their rebellious spirit, having sparked medieval invasions and supported Resistance fighters during World War Two.

Art Classes

Martyn Baldwin, RBA: Award-winning English and French speaking artist who exhibits in London’s West End. Martyn Baldwin has 30 years of teaching experience at all levels and is based in St. Rémy throughout the year. Classes are suitable for all levels including beginners. €60 per hour for one person, €85 per hour for two people, includes all materials (working in acrylic, oil or watercolour). Atelier des Jardins de St.Rémy (painting/sculpture): Great opportunity for children to have fun taking art lessons with Christine in her studio. Cost is €30 per child, including materials, for 2 1⁄2 hr lesson. Contact: [email protected]

There are many vineyards near Les Baux de Provence and in the Alpilles area in general which welcome drop in visits.

Château Romanin: One of the best local Rosé. They do charge a fee for having a tasting/ tour, regardless of whether you buy wine.

Walking

Les Alpilles are beautiful for walking in. Even from the front of the house. There are paths that criss-cross all over the hills and you can find trail maps and guides in the house as well as in the local tourist office. It is recommended to walk in the evening as the light is soft and the air is still warm.

Camargue

This is the area where part of southern france pushes out into the sea and where salt is harvested. There are the famous white Camargue horses and flamingos.

Restaurants

There are a wonderful choice of restaurants locally in Arles, Avignon, Eygalieres, Les Baux des Provence, Mouries and Saint Rémy de Provence.

The Oustau de Beaumaniere in Les Baux village is within walking distance.

    Arrival welcome and departure: Tenants will be met on arrival and will be shown how everything works, both inside and out.

    Wifi and Broadband: There is a telephone system and broadband internet access throughout the house.

    Housebook: There is a very helpful House Information Book with details of recommended local shops, restaurants, markets, cultural, sporting and recreational activities plus many other suggestions on what to do and where to go in the vicinity. The folder also includes maps, brochures and contact details of local doctors, dentists, plumbers, electricians, pool maintenance and more detailed information on all referred to here.

    Additional entertainment: There is table tennis and a wide variety of sites for Petanque to be played. There is an extensive choice of English language books.

    Services included: End of stay cleaning and 3 hours cleaning on one weekday. Garden and swimming pool maintenance.

    Optional / additional services available: Provided sufficient notice is given, a part time cook can be found. Her payment will be the tenants responsibility and can be ascertained in advance should tenants so wish.

    Utilities: There is a useful “arrière cuisine” with dish washer, additional fridge, coffee making facilities, microwave etc. Upstairs there is a utility room with a washing machine, tumble dryer, iron and ironing board.

    Air conditioning and heating: There are ceiling fans in all bedrooms. There is no air conditioning. This is an all year round property and is centrally heated throughout

    Children: There is a cot and a high chair.

    Car Parking: There is covered parking for three cars.

    Terms and Conditions

    The Booking Process: A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 8 weeks prior to the commencement of the tenancy.

    Security Deposit: A Security Deposit will also be payable to Anglo French Properties Ltd. This will cover (a) the cost of telephone calls made on the landline during the tenancy, (b) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental, (c) the cost of pool heating (if required) will be specified, and (d) any exceptional cleaning work which may be required at the end of the tenancy. It will be refunded (less any deductions as outlined above) within 4 weeks of the conclusion of the tenancy.

    Minimum stay: Unless otherwise agreed, all rentals will be for a minimum of one week and will begin and end on a Saturday.

    Arrival Time and Departure times: Tenants should arrive as soon as possible after 5pm on the commencement day. They will be welcomed on arrival, given a tour of the property and shown how everything works. Tenants should leave by 10am on the agreed day of departure.

    Number of People: Unless otherwise agreed there should not be more than 8 people staying in the property at any one time.

    Security: The owners’ insurance policy requires that all doors are locked, and that all windows and shutters are closed when tenants are away from the property.

    Energy costs are included: The energy costs are included in the rental price.

    Heating costs are included: The heating costs are included in the rental price.

    Linen and towels: Linen and towels, and the cleaning of the linen and towels are included in the rental price. These will be changed on a weekly basis. Pool towels are provided.

    Smoking: No smoking allowed inside the property. Caution should be taken when smoking outside during the summer months.

    Internet access: Yes, included in the rental price.

    Optional / additional services available: Any additional services, if available (eg extra cleaning or cooking) will be agreed in advance at a pre-agreed rate per hour. These costs will be the sole responsibility of the tenant.
