"We were fortunate to spend 3 weeks in this wonderful apartment in the Villa Eugenie. Obviously a much loved family home it offers gracious and comfortable accommodation. We had extremely hot, humid weather during our stay and so were able to make full use of the swimming pool with its absolutely amazing view of the harbour of Villefranche. Watching the antics of the million dollar yacht owners was an entertaining pass time! I would not recommend using the steps down to the port of the Darse, however it is easy to drive and La Corderie restaurant was very good. Altogether a magical place tucked away in this relatively quiet village."

The House and Accommodation

Built at the turn of the 20th century, villa Eugenie forms the major part of a fine old villa with magnificent easterly views over the bay of Villefranche. The superb view of the Rade of Villefranche, Cap Ferrat and the hills and coastline of the Alps Maritime dominate the outlook and is an endlessly intriguing vista of boats, yachts, the sea and Mediterranean life “au bord de la mer”.

The first floor is one large open plan L shaped sitting / dining room. The dining table seats 6 comfortably.

There are numerous locations to sit comfortably throughout the remaining of the first floor, three chairs and one sofa form one seating area. A second seating area has 3 large sofas and one arm chair. There is a large flat screen TV.

There are three large windows overlooking the fantastic view of the bay and Cap Ferret. There are two French doors opening onto a terrace with two further windows on the southern side.

The interior is clean and well decorated with high ceiling and is filled with natural light.

Kitchen: The kitchen is at the back of the house, and has large windows. It has two ovens and 4 electric hobs. It is a well equipped kitchen. There is a dishwasher and a fridge freezer. There are abundant trays, cutlery, crockery and glassware necessary for the number that the house accommodates. There is a small breakfast bar seating two.

Bedrooms and bathrooms

Bedroom 1 – Double bedroom with ensuite bathroom

This bedroom has a a large window and door that open onto the terrace at the front of the house overlooking the view of Villefranche and the bay.

It has a little table and chairs too for quiet moments to enjoy the view.

It’s ensuite bathroom has a shower, basin and a WC.

This room is air conditioned.

Bedroom 2 – Double bedroom with ensuite bathroom

King size double bedroom with two large windows that overlook the views over the bay of Villefranche-sur-mer. A door opens onto the terrace at the front of the house.

It’s ensuite bathroom has a shower, bidet and WC and a basin.

This room is air conditioned.

Bedroom 3: Twin bedroom with ensuite bathroom.

This bedroom is at the back of the house and has two single beds.

The ensuite bathroom has a bath with overhead shower, loo, bidet and a basin. There are built in cupboards.

This bedroom is air conditioned.

Garden, terraces and eating areas

The gardens are sighted on the entrance side of the villa. They descend and spread attractively over 4 terraced levels down to their lowest point.  The grand front porch (on the northern façade of the house) opens onto a patio area containing a round table capable of seating 6 (one of several spots for eating outside) that leads straight on to the swimming pool.

Steps under a rose arch descend to a lower level passing the edge of the large balcony terrace (measuring 5m x 12m) which runs the whole width of the eastern façade of the lower floor of the villa (sea facing façade). Glass doors from bedroom 1 or 2 open on to this balcony. This terrace with its glorious views over the bay is another spot for dining / eating al fresco and benefits from the shade of an awning that can be retracted if not required.

Further steps down lead to a sundowner terrace with seating perfect for an aperitif under the shade of a willow loggia in front of a small ornamental rockery. On this level are fig, orange, grapefruit and lemon trees. Steps descend again to a third level terrace which provides another quiet seating area for reading or relaxing in peace. From here, steps continue all the way down to the lowest point in the garden.

Swimming Pool

The perfectly sighted infinity heated swimming pool measures 12m x 5m and is 1.2m at its shallowest and 2m at its deepest.

Its infinity edge overlooks the bay. There is a shallow area around three sides and the deepest point is a quarter of the way along the pool. Built in corner steps allow gentle entry into the pool. The pool has magnificent lighting and is overlit for swimming at night.

There is a secure wrought iron fence surrounding the pool. The pool is framed by paving with four sun loungers. There is a larger patio at the far end with a seating area for six.

Pool heating is available in April, May, September and October.

Location

Villefranche-sur-Mer is immediately to the east of the city of Nice in The Alpes Maritimes department and is six miles South West of Monaco.

It is only 15 miles from the Italian border.

The bay of Villefranche is one of the deepest natural harbours of any port in the Mediterranean.

The city limits extend to the hills surrounding the bay to an altitude nearly 2000 ft which form the highest point of Mont – Leuze.

Airports

Nice is the closest airport – 25 mins / 9 miles

TGV

The TGV stops at Nice train station which is 20 mins / 4 miles away.

Things to see and do nearby

Villa Rothschild - gardens and museum

This is now owned by the state and also hosts an open air opera in the summer.

Located between Nice and Monaco, overlooking the Mediterranean, the Villa Ephrussi de Rothschild is a magnificent palace surrounded by nine themed gardens: French garden, Spanish garden, Florentine garden, stone garden, Japanese garden, exotic garden, Provençal garden and rose garden.”

Walking

From the house you can walk all the way around Saint-Jean-Cap-Ferrat (which you look over from the villa) on a coastal path.

There is also loads of walking to be done in the foothills of the mountains. Information leaflets can be found in the Tourist Office.

From the house one can walk to the Vauban fort.

Restaurants

There are an excellent selection of restaurants within walking distance of the villa both on the seafront and within Villefranche itself. A greater choice again exists within driving or taxi distance. A number of recommendations are made in the House Book but the choice is extensive beyond that!

Vauban Fort - Fort Mont-Alban

This fort commands fantastic views across to Villefranche-sur-mer and Cap Ferrat, inland to the Alps and back to Nice and the Esterel. This is an excellent walk for those with good stamina.

Skiing

Skiing in the winter is only 1.5 hours away.

It is normally possible to have breakfast outside in February very comfortably.

Tourist Office

The tourist office of Villefranche sur mer is only a 10 minutes walk from the villa. It is definitely worth a vist,

Art and culture

One of France’s most important modern art museums is the nearby Fondation Maeght.

The chapel in Vence which Matisse designed and decorated is also not to be missed.

There are a vast number of cultural attractions throughout the Côte d’Azur.  Nice has more museums and art galleries than any French city other than Paris and also an Opera House, as well as hosting many other musical events.

If you want to see art by Renoir, Matisse or Chagalle then you will find it in Nice.

Italy

It is only a short drive to Italy. The market in Vintimillia is well known and there is a lovely village up in the hills above called Pigna which is also worth a visit.

Bordighera where the Italian royal family used to holiday is also just an hour away by car.

Motor Racing

The Monaco Grand Prix is in May and very accessible from Villa Eugénie. 

Restaurants

Guests staying at Villa Eugénie are truly spoilt for choice when it comes to restaurants.

There are some great ones within walking distance, or a little further afield in Beaulieu-sur-mer for instance is even more choice, or St Paul de Vence.

Cycling

There are three bikes available for use by the tenants. The tourist office advises where to hire additional bikes.

    Arrival welcome and departure: Guests can arrive as soon as possible after 4pm 0n the commencement day and must depart by 10am on the day of departure. They will be welcomed on arrival and shown over the villa.

    Wifi and Broadband: There is WiFi.

    Housebook: (To be drafted)  There is a House Book containing practical information concerning the villa inside and outside as well as local information, a selection of recommended restaurants and essential contact numbers.

    Additional entertainment: There are a selection of English language books available for the enjoyment of guests.  There are three bikes available for use by the guests.

    Music and TV: There is a large flat-screen TV. 

    Services included: Garden and swimming pool maintenance and 3 hrs of cleaning midweek.

    Utilities: There is a clothes-washing machine, an iron and an ironing board.

    Air conditioning and heating: There is air conditioning throughout the house and in all the bedrooms. 

    Children: There is a cot and a high chair.

    Car Parking: The property is on a private road. There is space for three vehicles adjacent to the property on that road.

    Terms and conditions and the booking process

    The Booking Process: A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 8 weeks prior to the commencement of the tenancy.

    Security Deposit: A Booking and Security Deposit will also be payable to Anglo French Properties Ltd on signing the Rental Agreement. This will secure the booking and will cover (a) the cost of telephone calls made on the landline during the tenancy, (b) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental, and (c) any exceptional cleaning work which may be required at the end of the tenancy. It will be refunded (less any deductions as outlined above) within 4 weeks of the conclusion of the tenancy. Tenants should advise Anglo French Properties Ltd at the end of each rental of any breakages, losses and/or damages. The housekeeper will also check and advise of any damage/loss.

    Minimum stay: Unless otherwise agreed, all lets (excluding those at Easter and Christmas) will be for a minimum of 1 week, and will begin and end on a Saturday.

    Arrival Time & Departure times: Arrival 4pm on the commencement day and departure by 10 am on departure day.

    Number of People: Unless otherwise agreed, there should not be more than 6 people staying in the property at any one time.

    Security: The owner’s insurance policy requires that all exterior doors are locked, that all windows and shutters are closed whenever guests are away from the property.

    Energy costs are included: The energy costs are included in the rental price.

    Heating costs are included: The heating costs are included in the rental price. 

    Linen and towels: Bed linen, bath and pool towels are provided free of charge.  The cleaning of the linen and towels are included in the rental price. These will be changed on a weekly basis.

    Smoking: No smoking allowed inside the property. Caution should be taken when smoking outside during the summer months.

    Internet access: There is broadband internet in the property, the cost of which is included.

    Optional / additional services available: Any additional services, if available, (eg extra cleaning or cooking) will be agreed in advance at a pre-agreed rate. These costs will be the sole responsibility of the tenant.
