The House and Accommodation

Kitchen: The kitchen faces the view over the Bay of St Tropez and has a set of double French doors to access the terrace and a dining table. There is a basin, a microwave, various coffee making facilities, kettle and toaster. There are 5 gas rings and one electric oven. There is a large fridge freezer in the kitchen and also an additional fridge and freezer in the utility room. There is a dishwasher and a washing machine. There is a huge selection of high quality cookware, cooking equipment, cutlery and crockery, more than enough for the number the house accommodates.

Living room / Dining room: This is the main indoor living space for the house. It is separated into two sections, a dining area and a seating area. The dining table has space for 8 to sit comfortably. The seating area has two comfortable sofas opposite each other. There is a large flat screen smart TV to one side of the seating area and an open fire to the other. There is a great bookcase on one side of this room with a good selection of board games (including chess, draughts and scrabble) and a selection of English language books.

Two sets of double doors open onto covered part of the terrace.

The terrace runs the length of the house making the very most of its superb views over the hills to the Bay of St Tropez.

Bedrooms and Bathrooms

Bedrooms are airconditioned (except Bedroom 4) and all bedrooms have hairdryers.

Bedroom 1 – Double Bedroom with its own Bathroom

The bedroom is accessed via 3 steps down from the main level of the house. It has a king size double bed, chest of drawers and inbuilt cupboard. The room has access onto its own terrace, with two sun loungers and a little table. This is a great spot for peacefully enjoying the view over wooded hill to the bay of St Tropez. There is fantastic mural in this room of the villa pool.

This bedroom has its own bathroom with wash basin a walk-in shower and a loo.

Bedroom 2 – Double Bedroom with Bathroom

King-size double bed. This room has two windows that overlook the magnificent view and has a good amount of inbuilt cupboard space.

This bedroom’s bathroom is almost opposite its door.

Bedroom 3 – Double Bedroom with Bathroom

This bedroom is accessed via the sitting / living room up 5 steps. Bedroom with a king size double bed and an ensuite bathroom. Double French doors open onto the terrace with the pool. There is a little table with two chairs on the terrace outside the bedroom.

The ensuite bathroom has a walk-in shower, a basin and a loo.

Bedroom 4 – Single or twin room with shared bathroom

This bedroom is only suitable for 2 children or a single adult. It can have two single beds if necessary. It is in the access to Bedroom 1.

If used this bedroom would share use of the bathrooms for either Bedroom 2 or 3.

Terraces, eating areas, garden and grounds

A short climb out of La Garde-Freinet, Villa Madeleine occupies a stunning position above the village with outstanding views East towards the Bay of St Tropez.

Doors from all the principal rooms and bedrooms open to a superb terrace running the full length of the villa. The centre part of this is accessed from the main living room and kitchen and incorporates a smaller shaded seating area accessed directly from the living room under the shade of an arched loggia. A further seating area with two rattan sofas and a table are positioned further out with a sun umbrella for shade if required.

From the kitchen there is a round breakfast table that seats 6 comfortably under the shade of its sun umbrella. There is a gas BBQ.

To the northern end of the villa the level drops down to 2 semi-independent terraced areas giving separate seating areas / patios for each bedroom. From here steps lead down to the boules court below. At the southern end of the villa Bedroom 3 opens to a small square terrace of its own (nearest the swimming pool) under the shade of a wisteria.

To the rear of the pool area is a charming cuisine d’été under its own loggia with attractive wide arches opening towards the pool. A dining table (seating 8) fills the central part of the loggia with a comfortable seating area at one end and a pizza oven at the other.

The Boules Court: Steps lead down from a small gate on the terrace to a superbly sited boules court on a terrace of its own. Bounded by a low stone wall on one side and enjoys breathtaking views to east and north. There is comfortable seating here to witness the action and enjoy refreshment.

Swimming Pool

The beautifully designed infinity swimming pool occupies a raised position at the southern end of the villa. The pool has rounded edges, almost pear shaped, with a herbaceous planting surrounded by a shallow paddling area. Steps gently enter the main part of the pool.

The pool is approx. 6m x 10 m, and is 1.3m deep at the shallow end to 2m at the deep end. An infinity edge enjoys superb views.

Running water runs and sounds from a sculpture on one side. The pool is alarmed. The pool is not heated.

The swimming pool is surrounded by a generous paving area under sun umbrellas.

To the rear of the pool area is a charming cuisine d’été under its own loggia with attractive wide arches opening towards the pool. A dining table (seating 8) fills the central part of the loggia with a comfortable seating area at one end and a pizza oven at the other.

The seating area enjoys superb views over the swimming pool to the Bay of St Tropez in the distance.

There is another seating area with rattan furniture on the southern side of the pool.

Location

Villa Madeleine has a very secluded and panoramic setting, 25 minutes’ walk from the large village of La Garde-Freinet. It is about 2 kms from the D558 which climbs between Grimaud and La Garde-Freinet.

Villa Madeleine has a true Provençal “feel” with very reasonable shopping facilities and a number of local restaurants. There is also good shopping at Cogolin (12 kms to the south west), including Leclerc and Géant supermarkets.

The house is 9 kms from the nearest beach (at Port Grimaud), 21 kms from St. Tropez. An hour’s drive to elegant Aix-en-Provence with its music and opera festivals and its many art galleries and museums.

Train

The TGV stops at both Cannes (¾ of an hour’s drive) and at Nice.

Local Villages

In addition to La Garde-Freinet there are many pretty villages well worth a visit – Grimaud and Port Grimaud, Plan de la Tour, Gassin, Ramatuelle, Bormes les Mimosas and Collobrières to name but a few.

Tennis

There are two tennis clubs in Grimaud where courts can be booked:

There is a Tourist Office in La Garde-Freinet. Grimaud and St Tropez also have very good Tourist Offices.

Vineyards and Wine

A number of local vineyards encourage visits as well as tastings and purchases. There’s also an excellently priced wine co-operative on the road between Grimaud and Ste Maxime.

Watersports

Port Grimaud offers children-friendly sailing, water-skiing and wind-surfing lessons.

Boat Trips

There are boat trips to the Isles d’Hyères – Porquerolles being the largest of these islands. There are also boat services across the Bay of St Tropez from Port Grimaud.

Golf

There are several good 18-hole golf courses in the vicinity the majority of which are listed in the Information Books. The nearest are Beauvallon and Ste Maxime whilst St. Endréol, Barbaroux, Château de Toulane and Valcros are outstanding.

Horse Racing

Cagnes-sur-Mer has a race course which holds meetings, mainly trotting, throughout July and August.

Scent and perfumeries

Many of the world-renowned scent factories in Grasse encourage visits and on-the-spot purchases, as do the glass-makers in Biot.

Train

Small children will enjoy the “little train” which runs between Grimaud and Port Grimaud.

Go-Karting

There’s a go-karting circuit between Grimaud and Port Grimaud.

Walking and Cycling

There are some marvellous walks and mountain-bike trails in the vicinity. Bicycles can be hired in Cogolin.

    Additional Information

    Arrival welcome and departure: Guests will be welcomed on arrival, given a tour of the property and shown how everything works, as well as given the code for the gate. Guests should arrive as soon after 5pm on the commencement day as possible and leave by 10am on the day of departure.

    Wifi and Broadband: There is also Broadband/WiFi internet access.

    Housebook: There is a housebook kept at the house which gives further information as appropriate on all aspects relating to the property and surrounding areas.

    Additional entertainment: There are English-language books, magazines and a number of board games.

    TV: There is a smart TV allowing viewing of netflix, iplayer etc and a DVD with a good selection of DVD’s.

    Services included: Sheets and towels are changed weekly including on the middle WE of a two week booking when a clean will also be carried out.

    Optional / additional services available: If tenants so wish an excellent recommendation for a cook/chef can be provided. Once introduced liaison and settlement is direct. The cook can prepare food in advance if required. The tenant is responsible for all costs. A pre arrival shop can be arranged.

    Utilities: There is a utility room with a small freezer and fridge. There is a washing machine, iron and ironing board.

    Air conditioning and heating: There is air conditioning throughout the house. This is very much an all-year-round house and is, therefore, centrally heated throughout. A wood burner can be lit in the sitting room.

    Children: There is a cot and a high chair. 

    For elderly or those with limited mobility: The villa is well suited to those with mobility issues. It is single storey. A more detailed brief on this can be provided on enquiry. Suitability will depend on the circumstances for each individual.

    Car Parking: There is a generous parking area to the rear of the villa.

    Terms and conditions and the booking process

    The Booking Process: A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 8 weeks prior to the commencement of the tenancy.

    Security Deposit: A Booking and Security Deposit will also be payable to Anglo French Properties Ltd on signing the Rental Agreement. This will secure the booking and will cover (a) the cost of telephone calls made on the landline during the tenancy, (b) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental, and (c) any exceptional cleaning work which may be required at the end of the tenancy. It will be refunded (less any deductions as outlined above) within 4 weeks of the conclusion of the tenancy. Tenants should advise Anglo French Properties Ltd at the end of each rental of any breakages, losses and/or damages. This is in lieu of an inventory. The housekeeper will also check and advise of any damage/loss.

    Minimum stay: Unless otherwise agreed, all rentals will be for a minimum of 1 week, and will begin and end on a Saturday.

    Arrival Time and Departure times: Tenants should arrive as soon as possible after 5pm on the commencement day, and should leave before 10 am on the agreed day of departure. They will be welcomed on arrival, given a tour of the property and shown how everything works, as well as given the code for the gate.

    Number of People: There should not be more than 8 people staying in the property at any one time.

    Energy costs are included: The energy costs are included in the rental price.

    Heating costs are included: The heating costs are included in the rental price. 

    Linen and towels: Bed linen, bath and pool towels are provided free of charge.  The cleaning of the linen and towels are included in the rental price. These will be changed on a weekly basis.

    Smoking: No smoking allowed inside the property. Caution should be taken when smoking outside during the summer months as the risk of fire can be extremely high.

    Internet access: yes, included in the rental price. 

    Optional / additional services available: any additional services, if available, (eg extra cleaning or cooking) will be agreed in advance at a pre-agreed rate per hour. These costs will be the sole responsibility of the tenant.
