The House and Accommodation

This is a house set up for families, with the large dormitory style bedroom, small football space, a floodlight boules court, table tennis, table football, table tennis and the swimming pool arrangement. The interior is comfortable and practical and spacious with air conditioning throughout.

Sitting room: The is a magnificent large family room, with 3 double French doors that open onto a large terrace and the outside dining area. It is a room filled with natural light.

There are two sofas centred around a large stone open fireplace, with a large flatscreen TV in the corner. There is a pool table and a great selection of family board games and books.

Kitchen: The kitchen is modern and spacious. Separated into two parts by a breakfast bar that seats 3. There are two large fridge freezers, and another smaller drinks fridge. There is a double basin, dishwasher and 6 induction hobs and two ovens. The hobs are framed either side with windows facing North West.

There is a Nespresso coffee machine, kettle, toaster, Magimix. There is a very large selection of pots, pans, crockery, tableware and Tupperware – more than enough to cater for the number the house accommodates.

Dining Room: Three steps down from the kitchen. This room has two sets of French doors opening onto the front terrace / gravelled outside dining area. It has a very long family dining table seating 12 comfortably.

Bedrooms and Bathrooms

Bedroom 1: First Floor – The Master Bedroom – Double Bedroom with ensuite

King-size double bed with ensuite bathroom. A large bedroom with two windows facing west. There is a desk in this room and a large amount of in built cupboard space as well as a flatscreen TV.

There is private terrace that overlooks the garden with table and chairs for peaceful relaxation.

The ensuite bathroom has a freestanding bath, walk-in shower, twin basins and WC. There is a hairdryer.

 

Bedroom 2: First Floor – Double bedroom with ensuite Bathroom.

 King size double bed with ensuite bathroom. This room has a window facing west and a flat screen TV.

The ensuite bathroom has twin basins, a bath with overhead shower and a WC.

 

Bedroom 3: First Floor – Double bedroom with ensuite bathroom

King size double bed. Double bedroom with two windows facing East. There is a good amount of built in cupboard space and an ensuite bathroom. There is a flatscreen TV.

The ensuite bathroom has a basin, a large walk-in shower and a WC.

 

Bedroom 4: Lower ground floor – Children’s Dormitory Bedroom

This is a fantastic bedroom with 4 single beds.

This shares the use of a bathroom with bedroom 5. The bathroom has a basin, shower and WC.

Bedroom 5: Lower Ground Floor

This is a large, vaulted room with a double bed and a single bed. This room also has a large flat screen TV and sofa. There is access out onto a part of the garden with table tennis.

Garden, Grounds, Terraces and Eating Areas

A garden of this size is rare in this area. It is fully fenced and with a mix shrubs and flowering borders. There is a large lawn area with football nets at either end. This is a great space for children to play. There are sun loungers positioned around the garden under the shade of the various trees.

There is a floodlit boule court.

There is a stone terrace that runs the length of the house and is accessed from the large sitting room. There is then a gravelled patio area with a large dining table seating 12 comfortably under the shade of some trees (European Hackberry trees). The trees can be lit up at night which creates a peaceful and enchanting atmosphere. The gravelled courtyard / terrace is edged with flower and shrub borders.

There is a charcoal barbecue.

Swimming Pool

Fully fenced with a child proof gate lock. The pool is also alarmed. The pool is positioned some 50m-100m away from the house up a garden path.

There is a pool house with two comfortable sofas and plenty of sun loungers surround the pool. The pool itself is not heated. It is a salt treated pool and has a shallow beach style entry.

Location

La Bastide Rupium is located within walking distance of the small Provencal village of La Roque-sur-Pernes in the department of Vaucluse.

It is some 40 minutes/22 miles east of Avignon and The Rhone.

Avignon (50 mins / 25 miles) – During May to September there is a direct train from London St Pancras to Avignon with a journey time of 6 hours. Please check the Eurostar website for the schedule. 

Things to see and do nearby

L'Isle-sur-la-Sorgue

15 mins / 6 miles

This is one of the closest places to la Bastide. It has bakeries, boulangeries and a supermarket.

There is a lovely river running through it and there are a great choice of restaurants and cafes along the river.

La Roque-sur-Pernes

2 mins / 0.7 miles

Perched on a rock and surrounded by magnificent countryside  this is a great place to admire the Monts de Vaucluse. There aren’t any shops here.

Apt

50 mins / 26 miles

There is a market here on a Saturday. This is a lovely places to enjoy.

Bonnieux

40 mins / 21 miles

Bonnieux. There is a market here on a Friday. It has some lovely restaurants, cafes, bakeries and fantastic views over the landscape of the Luberon.

Gordes

34 mins – 16 miles

This village was voted in 2023 the most beautiful village in the world. It has distinct stone hilltop buildings with beautiful narrow cobblestone streets.  In the 10th Century church is the Pol Mara museum, a contemporary Flemish painter. There are also the cellars of the Saint Firmin Palace, a semi-troglodytic site (LINK HERE)

Village des Bories

This is an old village built from dry stones in immaculate condition.

Walking

There is the Mont Ventoux 27 miles away which is the highest summit in the Vaucluse in Provence. On a clear day you can see all the way to the Alpes and the Mediterranean. More information HERE

There are Troglodyte water mills in the Forges of Véroncle that can be discovered by foot.

Lourmarin

This is another typical perched hill-top village. It has a lovely selection of restaurants and cafes spilling out onto its beautiful streets.

This is the home of Albert Camus the Nobel prize-winning author.

Rousillon

There is a market here on a Thursday.

This is a beautiful and distinct village. Famous for its ochre production. The houses are built of varying shades of oranges, yellow and red. Truly beautiful.

Saint-Rémy de Provence

50 mins (25 miles)

St Rémy is a very picturesque Provencal town. It is the perfect destination for an ice cream and a wander around its narrow medieval alleyways and boutiques. Not to miss whilst there are the ancient ruins of the Roman city of Glanum.

There are a great selection of restaurants and bars, and the evening atmosphere is great.

Avignon

Avignon is 40 mins (22 miles) from the property.

There is the Palais des Papes, an important medieval gothic building, boasting one of the largest gothic fortresses in Europe, as well as La Chartreuse, the Carthusian monastery founded in the1300s by Pope Innocent VI. There is also excellent shopping in Avignon.

Carpentras

20 mins / 9 miles

There is a market here every Friday morning. This is a cathedral town.

The Dentelles de Montmirail

This is a mountain ridge that stretches between Carpentras, Vaison la Romaine and the Mont Ventoux. It is a well known destination for rock climbing, there are also many walking trails and mountain biking paths.

Pernes-les-Fontaines

10 mins / 4 miles

Named after the many ancient fountains that can be found in the village. There is a supermarket here as well as a boulangerie.

Arrival welcome and departure: Tenants will be met on arrival and will be shown how everything works, both inside and out.

Wifi and Broadband: There is broadband internet access throughout the house.

Housebook: There is a very helpful House Information Book with details of recommended local shops, restaurants, markets, cultural, sporting and recreational activities plus many other suggestions on what to do and where to go in the vicinity. The folder also includes maps, brochures and contact details of local doctors, dentists, plumbers, electricians, pool maintenance and more detailed information on all referred to here.

Additional entertainment: There are a selection of board games as well as books. There is table tennis, table football, football nets and a pool table.

Optional / additional services available: Provided sufficient notice is given, a part time cook can be found. Her / his payment will be the tenants responsibility and can be ascertained in advance should tenants so wish.

Utilities: There is a washing machine and tumble dryer.

Air conditioning and heating: There is air-conditioning in every bedroom.

Car Parking: There is parking for up to 5 cars.

Terms and Conditions

The Booking Process: A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement with the 75% balance to be paid 8 weeks prior to the commencement of the tenancy.

Security Deposit: A Security Deposit will also be payable to Anglo French Properties Ltd. This will cover (a) the cost of telephone calls made on the landline during the tenancy, (b) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental, and (c) any exceptional cleaning work which may be required at the end of the tenancy. It will be refunded (less any deductions as outlined above) within 4 weeks of the conclusion of the tenancy.

Minimum stay: There is a 7 night minimum, with a Saturday arrival day, from 28th June to the 12th September, all other times of year there is a 3 night minimum stay with a flexible arrival day.

Arrival Time and Departure times: Tenants should arrive as soon as possible after 5pm on the commencement day. They will be welcomed on arrival, given a tour of the property and shown how everything works. Tenants should leave by 10am on the agreed day of departure.

Number of People: Unless otherwise agreed, there should not be more than 14 people staying in the property at any one time.

Security: The owners’ insurance policy requires that all doors are locked, and that all windows and shutters are closed when tenants are away from the property.

Energy costs are included: The energy costs are included in the rental price.

Heating costs are included: The heating costs are included in the rental price.

Linen and towels: Linen and towels, and the cleaning of the linen and towels are included in the rental price. These will be changed on a weekly basis.

Smoking: No smoking allowed inside the property. Caution should be taken when smoking outside during the summer months.

Internet access: Yes, included in the rental price.

Optional / additional services available: Any additional services, if available, (eg extra cleaning or cooking) will be agreed in advance at a pre-agreed rate per hour. These costs will be the sole responsibility of the tenant.
